Not necessarily.
Hereโs the part of pricing that gets overlooked: we can study the past, but we canโt predict the future.
Before a home hits the market, I can research the heck out of it. I can study what sold, what didnโt, what buyers chose instead, what they paid and how your home compares.
That gives us a smart place to START.
But once we list your home, we get something even more valuable: real-time buyer behavior.
The feedback we get from buyers matters.
And sometimes adjusting the price isnโt admitting defeat. Itโs making a strategic move based on information we simply didnโt have when we listed.
Thereโs another benefit sellers sometimes overlook: a price adjustment can create a new marketing moment. Buyers watching the home may get alerted. Agents with saved searches may see it again. And the new price may put the property in front of an entirely different group of buyers who never saw it in their original search range.
The goal isnโt to stubbornly defend the first number we chose.
