Selling and then buying in the same day is always a tedious transaction…but when your seller/buyer is AMAZING and puts their trust in you…everything falls into place.

The home she sold had almost a dozen offers within the first 18 hours it was on the market…so we knew we had to move quickly on making an offer on a home she had been wanting.

30 days later…here we are! She even signed a day early…❤️🤜🏽🤛🏽❤️

P.S. we’ve been friends since late 90’s/early 2000’s!! 🥰 I just couldnt be more happy for her! She and ‘Duke’ are going to love their new home! Their Day 1…🙏

Representing the buyer:
Seller backed out of buyer’s original home with only 1.5 weeks until closing.
4 hours later, I cleared my schedule, we searched MLS, viewed this home, and we’re officially under contract…and it’s better than the original one that fell through.
It sucked, until it didn’t. ☺️

Three ‘Under Contracts’ in 3 days!

1. Selling Agent: Seller has been fantastic! She listened to, and trusted my advice on best ways to get her home sold.
It went on the market Wednesday around noon, we received 8 very solid offers…and by Thursday at 5:30, one offer was accepted, and every agent that submitted an offer was contacted. Looking forward to this smooth, cash transaction.

2. Buying Agent: The very next day (Friday),…and only the 2nd home she looked at, our offer was accepted. Just absolutely thrilled for this buyer!! She’s been a friend for a very long time, and she’s a gem of a client!!

3. Buying Agent: He’s a first time home buyer!! We have been looking for a home for him for a bit. I kept telling him that THE perfect home is out there and we will find it. Sure enough…this little beauty came on the market Friday night. We were the first to view at 8:30am on Saturday….he loved it, made an offer within the hour, and offer was accepted late last night.
