Price Cuts Hit 1 in 5 Listings
Seeing price cuts on 1 out of every 5 listings in late Q3 is a clear sign that sellers are adjusting to current market realities. In my experience leading the BIG GUY Home Team here in Tulsa, flexibility and understanding the pulse of the market have always paid off for both buyers and sellers. Even as fewer than 6% of homes were delisted nationwide, most sellers chose to adapt instead of stepping out, reflecting a willingness to meet buyers where they are.

Mortgage rates made a significant leap—from the high-6% range at the start of the month to above 7% by mid-month, and they kept climbing. With active inventory topping 1.16 million homes and the median list price dipping about 1% month-over-month to $419,300, buyers have found a bit more negotiating room, though higher borrowing costs keep many cautious despite the extra leverage. New listings also slipped by roughly 2% to around 395,000 as Q3 closed.

Looking into early Q4, it’s worth watching: will these tougher conditions lead to more price reductions, repeated cuts, and longer days on market? In times like these, local insight and experience matter. After all, navigating change is what sets apart a smooth move from a stressful one.
