"Here's how it works: 96.5% first mortgage, plus we provide a 5% second mortgage, forgivable with no payment. Seller can still pay closing costs, so your buyer brings essentially nothing to closing.

No income limits, doesn't have to be a first-time buyer, and it's been a lifesaver for buyers who have solid income but haven't saved up the full down payment yet. Our guidelines are lenient too, especially compared to DPA programs.
