First, I do not assume the owner is in distress—and I do not contact anyone carelessly.

I privately review:
🔹whether the property is currently listed
🔹public ownership and mailing information
🔹recent sale history
🔹visible property concerns
🔹whether there may be a legitimate reason to offer help

If respectful outreach appears appropriate, I make contact quietly and professionally.

The goal is not to pressure anyone into selling. It is to help a homeowner understand that they may have options—whether that means keeping the property, making repairs, selling as-is, listing traditionally, or exploring a short sale.

If your mortgage payment has become too much, you are not alone.

For some homeowners, the problem is not that they want to sell.
It is that life has changed — and now they may NEED to sell.

Sometimes helping begins by noticing. 💙

Yesterday, I introduced Buddy’s Property Spot, but the heart behind it is bigger than spotting houses.

Years ago, I saw two tiny dogs alone on a rural road. I could have assumed someone else would stop, but I couldn’t pass them by.

Buddy and Choco needed someone to notice.

People often do too.

Sometimes a person is smiling while carrying grief. Sometimes a family is overwhelmed by a house, an inheritance, a mortgage, a divorce, or a transition they never expected. Sometimes a property begins showing on the outside what someone is quietly carrying on the inside.

The first act of help is not always fixing everything.

Sometimes it is simply noticing, listening without judgment, and helping someone see that they still have options.

Romans 12:10 says:
“Be devoted to one another in love. Honor one another above yourselves.”

🔹Honor notices people.
🔹Honor does not exploit weakness.
🔹Honor sees value, even when something looks overlooked or out of place.

That is the kind of woman, minister, and Realtor I want to keep becoming—someone who notices, listens, and helps people take the next right step.

Today, I’m grateful for those who noticed me in difficult seasons, and I’m asking God to keep my heart tender enough to notice others. 💙

I’m excited to launch Buddy’s Property Spot — A Community Property-Spotting Campaign with Angie Bowker-Felts.

The idea is simple:
If you see a property that may need help, send it to someone who knows how to handle it with care.

🐶 The story behind Buddy’s Property Spot
A few years ago, I was leaving the rural home of a widowed real estate client when I saw a tiny Chihuahua walking down the middle of the road.

Another car stopped, and with help from a mom and two teenagers, we finally caught him. Then one of the teenagers spotted a second Chihuahua hiding in the bushes, and we rescued him too.

After three weeks of trying to find their owners, it became clear they had likely been dumped.

The tiny tan-and-white Chihuahua became Buddy, and the black-and-tan Chihuahua became Choco, his younger best friend.

Anyone who knows me knows I have a hard time passing by a lost dog—or a person or property that may need help.

That is the heart behind Buddy’s Property Spot. 💙

🔍What should you notice?

You may see a property that appears:

🔻Undergoing a major cleanout
🔻Significant deferred maintenance

One visible issue does not automatically mean the owner is in distress. It simply means the property may deserve a closer look.
