Think you have to pay off your student loans before you can buy a home?

That's one of the biggest myths I hear from first-time buyers.

The truth is, having student loan debt doesn't automatically disqualify you from getting a mortgage. Lenders look at your overall financial picture—your income, credit, and debt-to-income ratio—not just whether you have student loans.

In fact, 1 out of every 3 first-time homebuyers has student loan debt.

Too many people assume they can't buy a home and never even ask.

Home Prices Weren't Crashing After All...

For the past year or two, we've heard a lot of talk about home prices crashing. But that's not what has happened.

Instead, prices simply stopped rising as fast. The market cooled, buyers gained a little more negotiating power, and home values leveled out in many areas.

Now, we're starting to see signs that price growth is picking up again.

That doesn't mean we're headed back to the crazy days of homes selling for tens of thousands over asking price. It simply means home values may begin appreciating a little faster than they have over the past year.

The important thing to remember is that real estate is local. National headlines don't always reflect what's happening here in the Tulsa area. Some markets are still softening, while others are seeing prices climb again.

What does this mean?

If you're buying: Waiting for prices to fall may not be the best strategy. If values continue to rise, the home you like today could cost more six months from now.

If you're a homeowner: Your home has likely continued building equity even while the market has been more balanced. If this trend continues, that equity could grow even faster.

Bottom line: Don't let national headlines make your real estate decisions. Every market is different, and what's happening in Tulsa may be very different from what's happening across the country.

Here's something that surprises a lot of people...

The average down payment is actually smaller than it was a year ago and is now the lowest it's been since 2021.

Why?

🏡 Buyers aren't having to compete as aggressively.
📉 Home prices have stabilized in many markets.
💰 More buyers are using loan programs like FHA and VA that require much less money down.

And here's what many people don't realize...

There are 2,600+ down payment assistance programs across the country. Some aren't just for first-time buyers, and many are available to households earning over $100,000 a year.

On top of that, more families are helping loved ones with down payments or closing costs to make homeownership possible.

The biggest mistake I see is people assuming they can't afford to buy without ever exploring their options.

Is the housing market really as bad as the headlines make it sound?

Not even close.

If you're comparing today's market to 2020 or 2021, sure—it feels slower. But those years were the exception, not the rule. Historically, today's market is much healthier than many people realize.

One of the biggest reasons? Homeowners are sitting on record amounts of equity. Many have built hundreds of thousands of dollars in wealth just by owning their homes, and nearly two-thirds of homeowners either own their home outright or have more than 50% equity.

We're also not seeing a wave of foreclosures like we did during the 2008 housing crash. Most homeowners have low mortgage rates, plenty of equity, and options if they decide to move.

And while home prices have cooled from the rapid appreciation of the past few years, they're still increasing in most markets—just at a much more sustainable pace.

The housing market isn't crashing. It's normalizing.

If you've been waiting for prices to collapse before making a move, it may be worth taking another look at today's market. Waiting has a cost too, especially if home prices continue to rise and you're missing out on building equity.
