NAR’s 2026 Generational Trends report shows Baby Boomers make up 55% of all sellers and 42% of buyers, with Younger Boomers alone accounting for 34% of sellers.

41% of Older Boomers sell to move closer to family, and many plan to stay in their next home for 20 years, reinforcing how consistently this group drives market behavior.

Boomers show up on both sides of the transaction, but they represent 55% of all sellers:

Younger Boomers (61–70): 27% of buyers and 34% of sellers

Older Boomers (71–79): 15% of buyers and 21% of sellers

Combined Boomer share: 42% of buyers and 55% of sellers

Younger Boomers represent the single largest seller group

Down Payment Assistance Surges as Gen Z, Millennials Lean on Family to Buy Homes

A lot more buyers are getting help with their down payment than people realize.

And honestly? That’s not a bad thing.

New data shows 40% of homeowners received some type of financial help buying their home — especially younger buyers like Millennials and Gen Z.

But here’s the important part:

That help doesn’t always mean wealthy parents writing giant checks.

Sometimes it’s:
• Gift funds from family
• Down payment assistance programs
• Seller concessions
• Employer programs
• Help covering closing costs

The biggest myth in real estate right now is that you need perfect finances and 20% down to buy a home.

You don’t.

In fact, most buyers are putting down less than 20%.

The market is definitely challenging right now with higher rates and prices, but there are still ways to make homeownership happen if you have the right plan and the right team helping you.

If buying feels out of reach, don’t assume it is.

Thinking about opening a new credit card before buying a home? Read this first.

This comes up all the time.

Someone’s getting ready to move… opens a new card (or two) for points, furniture, or “to build credit”… and accidentally makes things harder on themselves.

Here’s the straight truth 👇

What can help:
• Lower credit utilization (if you keep balances low)
• More available credit can look good on paper

What can hurt:
• A hard inquiry (small dip in score)
• Multiple new accounts = red flag for some lenders
• Lowers your average credit age (this matters more than people think)

So… is it a good idea?

👉 If your credit is already strong (think 720+), steady income, low debt… you’re probably fine.

👉 But if you’re close to a cutoff score?
That small dip could cost you a better rate… or create extra hoops during underwriting.

The biggest mistake I see:
Opening new credit during the mortgage process.

That’s when deals get messy. Delays, surprises, sometimes even approvals getting shaky late in the game.

Best move:
If you’re even thinking about buying soon, don’t open anything new without talking to a lender first.

There’s paperwork everywhere.
Someone’s panicking.
The lender hasn’t slept in 4 days.
And nobody remembers who suggested waiving contingencies.

But somehow… it all comes together in the end. 😂

78% of Gen Z homeowners received financial help. More than 1 in 3 say they couldn't have bought a house without it.

The market is hard. If someone in your corner wants to help you get there faster, let them. Or if you want to help someone, do it.
