Morgan Tipton - Axen Realty Tulsa and Surrounding Area’s Home Purchase and Sales Specialist. Tulsa’s housing market has shifted considerably heading into 2026.

Demand in Midtown continues to climb as younger buyers compete for a shrinking pool of bungalows and mid-century homes, while the suburbs south of the river, Jenks and Bixby in particular, are drawing families priced out of Brookside. Inventory remains stubbornly tight across the metro, and homes in the most desirable corridors are attracting multiple offers within days of listing. For buyers and sellers alike, the agent standing beside you at the negotiation table has never mattered more.

Seller concessions are back in a BIG way. 👀

According to Redfin, 44.7% of home sales in August included a seller concession, the highest August share since they started tracking in 2020.

And in some markets? It’s over 70%.

The takeaway: List price isn’t the only thing negotiable right now. Buyers may have room to ask for closing costs, repairs, rate buydowns and more.

Every market is different, but buyers definitely have some leverage again. 🏡

Thinking about buying in the Tulsa area? Let’s talk about what we may be able to negotiate beyond the price.

If your hot water heater is the hottest thing about your house, we need to talk. 😂

Maybe it’s time to upgrade the whole house.

I can help with that.

Before listing your home, you do not need to fix everything.

You do need to fix the things that make buyers question the home.

That may include:

🔧 Active leaks or obvious maintenance issues

💡 Burned-out lights and broken fixtures

🚪 Doors that do not close properly

🧼 Dirt, clutter, and odors

🌿 Overgrown landscaping

🧱 Repairs that are small but visually distracting

What you probably do not need to do is completely remodel your kitchen, replace every flooring surface, or spend thousands making the house look like someone else’s home.

The right preparation depends on the property, the price range, the condition, and what buyers are likely to notice when they walk through.

Before spending money, I would rather walk through the home with you and separate the important repairs from the expensive distractions.

One of the most important numbers to understand before buying a home is not the list price.

It is your total cash to close.

That may include:

💰 Your down payment

🧾 Closing costs

🔍 Inspections

📋 Appraisal expenses

🏡 Prepaid taxes and insurance

🔧 Other upfront costs connected to the purchase

The exact amount will depend on your loan, the property, the contract, and other details.

A preapproval can tell you what you may qualify for. It does not always tell you exactly how much money you will need to bring to closing.

Before you fall in love with a house, make sure you understand both the monthly payment and the money required upfront.

The list price is only one number.

Before choosing a Tulsa area, spend a Saturday there.

Not just touring houses. Actually spend a little time paying attention.

☕ Stop for coffee.

🚗 Drive the route you would take during the week.

🛒 Run the errands you would normally run.

🏡 Look at the age and style of the homes.

📍 Pay attention to how the area connects to the places you regularly need to go.

Midtown, South Tulsa, Broken Arrow, Jenks, Bixby, and Owasso are all part of the Tulsa metro, but the housing stock, streets, lot sizes, commute routes, and daily conveniences can vary quite a bit.

A map can help you begin researching. It cannot tell you everything about what an area feels like during your actual week.

The area that looks best online may not be the one that makes the most sense once you are living there.

My honest opinion:

A beautiful house can still be a bad buy.

Pretty countertops do not cancel out:

🏡 A price that does not make sense

🔧 Repairs you cannot comfortably afford

📍 A commute you will eventually resent

💸 Insurance, taxes, or maintenance costs you did not properly account for

📄 A layout or location that does not work for your actual life

I am all for loving the house. That matters.

But before you get emotionally attached, I also want you to understand what you are buying, what it may cost to own, and whether the numbers still make sense after the pretty pictures stop doing all the talking.

A house should be more than beautiful. It should make sense.

Before you start touring houses, know more than just your preapproval amount.

You should also know:

💰 The monthly payment you are genuinely comfortable with

🏡 How much cash you will need to close

🔧 How much you want to keep available for repairs and maintenance

🚪 Your walk-away number if the payment, condition, or overall cost stops making sense

A lender can tell you what you may qualify for. That does not automatically mean it is the right number for your life.

The goal is not to buy the most expensive house you can technically afford. The goal is to buy a home without making yourself miserable every month afterward.

That is a conversation worth having before we start opening doors.
