The Coldwell Banker 2026 Home Shopping Season Report landed on April 23rd and the headline finding confirmed exactly what I have been telling Tulsa homeowners for over a year.
35% of sellers with sub-5% mortgage rates are listing anyway. 80% of buyers are actively purchasing without waiting for rates to drop. 77% of agents are working with comeback buyers who paused their search and have now re-entered the market.
The lock-in effect is loosening here in Tulsa.

I walked a buyer into a home with less square footage. It was a home that did not look better on paper by typical standards (higher square footage, bigger yard, bigger kitchen).
Surprisingly, the buyers started talking about where their furniture would go, how they would use the flex space for a craft room....They chose that home before they could logically explain why.
But, after 25 years of watching buyers make decisions in real time, I can tell you: buyers decide emotionally before they decide logically. And for Tulsa sellers, that is a lesson in how you should prepare your home before it goes on the market.

Today is Mother's Day.
And today, for the first time since July 8, my best friend gets to see her daughter. She gets to see her husband. After ten months of paperwork lost, staff changes, and doors that kept closing.
Ten months.
I have been in real estate for 25 years. I have sat at hundreds of closing tables and watched people get the keys to a home they dreamed of and prayed for. I know what that moment feels like.
What is happening today in that visitation room at Eddie Warrior is the same thing. A homecoming. It does not look like a closing table. But the feeling is identical.
I wrote about all of it today. The certification process. Lisa Wright and Freedom Ministries. The 18-year-old who walked in on her first night. The woman who told me she is going home to her four children on the 15th.

I pulled up to a listing appointment last week and almost did not get out of my car.
Weeds in the flower beds. Two broken-down vehicles in the driveway. A yard that had not been touched in weeks. Before I had seen a single room, the story was already forming.
Then I walked inside. and it was the opposite of what the outside was telling potential buyers. The home was absolutely beautiful and clean. It had one of the nicest interiors I had seen in months.
And I knew that if I almost judged that home before walking in, buyers absolutely will.
That experience is exactly why I wrote this post.
