🎃 **IT’S PUMPKIN DAY!** 🎃

Starbucks has officially declared August 25 the beginning of pumpkin season, so we need to settle an important question:

**YAY or NAY: Is August too early for all things pumpkin?**

Buying your first home is exciting… but there are a few mistakes that can make the process more stressful (and more expensive) than it needs to be.

Here are some of the most common mistakes I see first-time buyers make:

1. Shopping before getting pre-approved
It’s easy to fall in love with a house before knowing what you can comfortably afford. A pre-approval helps you understand your budget and makes your offer stronger.

2. Forgetting about the “extra” costs
Your monthly payment isn't the only expense. Think closing costs, property taxes, homeowners insurance, maintenance, utilities and potential HOA fees.

3. Focusing only on the cosmetic stuff
That gorgeous kitchen may steal the show, but don't overlook the roof, foundation, HVAC, plumbing, windows and other major systems.

4. Choosing the house before choosing the location. You can change paint colors and light fixtures. You can't move the house to a different neighborhood. Think about commute, schools, amenities, resale potential and the lifestyle you want.

5. Skipping the inspection
A home inspection can uncover issues you may not notice during a showing. It's one of the best opportunities to understand what you're buying.

6. Using every dollar for the down payment
Having some savings left after closing can be incredibly important. Houses have a funny way of finding unexpected ways to spend your money!

7. Assuming the asking price is your budget
What a seller is asking and what you can comfortably afford aren't necessarily the same thing. Your budget should account for your entire financial picture—not just the purchase price.

And perhaps the biggest mistake of all:
8. Trying to figure it all out alone.

A good realtor can help you understand the process, spot potential concerns, negotiate on your behalf and keep you from making expensive rookie mistakes.
