Value of Household Real Estate Assets Approaches $50 Trillion
It’s remarkable to see household real estate assets nearly reaching the $50 trillion mark—$49.8T as of Q2, up 2.3% just from last quarter. Mortgages and home equity loans are now at $14T, with owners’ equity accounting for 71.9%, or $35.8T. For perspective, households in the 50-90% wealth bracket hold $22.7T, while the top 0.1% own $1.9T. For those of us navigating Tulsa’s neighborhoods—from Brookside to Cherry Street—these numbers highlight just how much real estate shapes financial health and opportunity. Understanding where you fit in, whether you’re a first-time buyer or looking for your next investment, can make all the difference in building long-term wealth.

Cities with the fastest-growing home prices in Oklahoma
Oklahoma’s real estate market continues to impress, with home prices across our cities ranging from $127,000 to $370,000. In the past year alone, we’ve seen increases from 5.7% up to 18.8%, and over the last five years, appreciation has reached as high as 57%. As someone who guides clients through buying, selling, and investing right here in Tulsa, I’ve seen firsthand how strong this growth can be—especially in neighborhoods like Brookside and Cherry Street. Whether you’re planning your next move or simply curious about how your property’s value stacks up, it’s clear that Oklahoma’s market is on the rise.

The Safest and Richest Midsize Midwest Cities in 2026
As someone who’s watched countless families and investors find their fit in great neighborhoods, I’m always curious about cities that combine strong financial opportunity with quality of life. In 2026, eight midsize Midwest cities stand out: each has a population between 75,000 and 500,000, median household incomes topping $100,000, and home values ranging from $376K to $610K. Living costs fall between $48,790 and $67,194, and low crime rates add to their appeal. When you’re weighing relocation or investment, these numbers tell a compelling story about where security and prosperity meet—a balance I value in every Tulsa neighborhood I serve.

New price: $334,900 with one of the larger floor plans in Chimney Hills Estates. Four bedrooms, three separate living areas, and a mature, tree-lined lot. The updating is finished. New flooring throughout. New interior paint. Most light fixtures are new. New garage door opener. HVAC and hot water tank both under five years old. The kitchen has a new quartz countertop, sink, faucet and backsplash. The main level gathers around a wood-burning fireplace and a wet bar, with room to spread out that most homes at this price do not have. Outside: covered patio, covered front porch, privacy-fenced backyard, storage shed. Two heating and cooling units, a floored attic, and no HOA. The house is vacant, so it shows on short notice and closes on schedule. Tudor-style exterior with stone and half-timber accents, steeply pitched roof, attached two-car garage. Union School District. (Note: Some photos are virtually staged.)

US Home Prices Rise as Inventory Grows
There’s been an interesting shift in the national housing market that’s worth noting for those navigating buying, selling, or investing. The median home sale price across the US now stands at $395K—up about 2% from last year—even as overall sales dipped around 4% and available homes for sale rose by roughly 5%. Buyers are still active, but with more homes to choose from, they’re taking their time and being more selective, which has helped maintain modest price growth even as transaction activity slows a bit.

Single-family homes are leading the way, with a median price now at $400K. Sales in that segment slipped about 4%, and inventory climbed by 6%. Condos are at $349K, and townhomes hold steady near $360K, though every property type saw a decline in sales—with condos experiencing the sharpest pullback. Meanwhile, townhome inventory grew the most.

What does this mean for Tulsa clients or anyone watching the market closely? With more choices and buyers weighing options carefully, the market has achieved a balanced feel. Well-presented homes are still moving, so if quality listings continue to attract interest, we could see inventory tighten again and prices continue their gentle rise. As always, a keen understanding of both national trends and our unique Tulsa neighborhoods is key to making smart moves, whether you’re buying, selling, or investing.

U.S. Builder Sentiment Hits 12-Month Low
Builder confidence across the U.S. just hit its lowest point in a year, with the latest index falling to 32 in late Q3. Sales conditions dipped as well—now at 35—while expectations for the next six months are at 37. Buyer traffic has remained steady at 23, but it’s clear the market is adjusting: 38% of builders have reduced prices and about two-thirds are offering incentives, up from 63% earlier in the quarter. Meanwhile, mortgage applications for new-home purchases have declined for the fifth straight month, as average 30-year rates linger in the high-6% range. Here in Tulsa, I’ve seen large builders responding with builder-paid rate buydowns, letting buyers lock in below-market rates to keep sales steady, rather than relying only on price cuts. With 30-year mortgage rates hovering around 7% and experts projecting they’ll stay at these levels through at least 2027, navigating our local market requires careful strategy and up-to-date insight. My focus is always on helping buyers and sellers make informed decisions—especially in neighborhoods like Brookside and Cherry Street, where every move counts.
