The Oklahoma housing market is still leaning slightly toward sellers across the areas we’re tracking, but buyers may be starting to see a little more breathing room.

📍 Tulsa: Slight Seller’s Advantage
📍 Broken Arrow: Slight Seller’s Advantage
📍 Owasso: Slight Seller’s Advantage
📍 Jenks: Slight Seller’s Advantage

Inventory increased in all four markets this week, while market activity came in lower than last month across each area.

The takeaway: sellers still have a slight edge, but growing inventory could create more opportunities for buyers as we move through the market.

Oklahoma real estate is holding firmly in seller-leaning territory, but each community is telling its own story.

This week, Tulsa, Broken Arrow, Jenks, and Owasso are all showing a slight seller’s advantage. At the same time, inventory has increased across each of these markets, and pricing trends are giving buyers and sellers more to watch.

Tulsa’s median list price is $299,000, Broken Arrow is $347,445, Jenks is $450,000, and Owasso is $419,900. As conditions continue to shift, local market knowledge matters more than ever.
