Normally, when someone sells a house, their mortgage is paid off and the buyer gets a new mortgage at a currently available interest rate.
An assumable mortgage works differently. If the existing loan qualifies and the buyer is approved, the buyer may be able to take over the seller’s remaining mortgage balance, interest rate, and repayment term.
That means a buyer could potentially purchase a home today while keeping the seller’s much lower mortgage rate.
The buyer does not get the seller’s equity for free. If the home sells for $400,000 and the seller only owes $250,000, the buyer would need a plan for the remaining $150,000. The buyer must also qualify, and the loan servicer must approve the assumption.
Not every mortgage is assumable, but certain FHA and VA loans may qualify. When the rate is low enough, it is absolutely worth asking the question.

Questions I Ask the Listing Agent Before My Buyer Writes an Offer:

The list price tells us what the seller is asking. It does not tell us what might help them say yes. Before my buyer writes an offer, I call the listing agent. I want to know whether there are other offers, whether the seller needs a specific closing date, and whether certain terms matter more than squeezing out every last dollar.

That conversation can also uncover details we need to address before signing anything. Maybe the seller plans to take the dining room chandelier. Maybe a previous buyer completed an inspection. Maybe the seller needs extra time to move. None of those details appear in the list price, but they can change how we structure the offer.

The goal is not to give away the buyer’s negotiating power. It is to understand the situation well enough to write an offer that protects the buyer and gives the seller a reason to choose it.

A finished basement can add useful living space and real value to a home. That does not mean an appraiser will combine it with the square footage above ground.
For appraisals that follow ANSI measurement standards, any level with a portion of its floor below ground level is generally reported as below-grade space. That can include a finished walkout basement with full-size windows, a bedroom, a bathroom, and finishes that are nicer than the main floor.
The space does not become worthless. It is reported and evaluated separately, and its value depends heavily on the quality of the finish, natural light, access, layout, and how buyers value finished basements in that market.
This is why spending $60,000 to finish a basement does not guarantee that your home’s appraised value will increase by $60,000.

Mortgages like to make simple questions unnecessarily complicated‼️

The balance shown on your statement is typically the “principal” you still owe.

Your payoff amount is the total needed to completely satisfy the loan on a specific date. It can include interest that has accumulated since your last payment, along with applicable fees or other outstanding charges.
That is also why your payoff amount can change from one day to the next. If you are selling, refinancing, or paying off your mortgage early, the number in your online account may not be the final number used to close out the loan.

‼️The yard you see and the land you legally own are not always the same thing‼️

A fence can be installed directly on a property line, but it can also sit several feet inside it. A previous owner may have worked around a tree, 🌳avoided an easement, followed an old fence, or installed it without confirming the boundary first.
This can mean the property includes land outside the fence. It can also mean part of the fenced yard belongs to someone else. 🙀
Online parcel maps can help you understand the general shape of a property, but those boundary lines are often approximate. They are not a replacement for a professional survey.

If the yard, driveway, shed, garage, or future pool is a major reason you want the house, the property lines deserve more than an assumption.
