TULSA CRE WATCH | A downtown Tulsa landmark has a new owner — and a new plan.
The Petroleum Club Building at 601 S. Boulder has been acquired by new ownership with plans for significant improvements, including restoration of the original lobby, upgrades to the building frontage and parking garage, and a new ground-floor restaurant and outdoor patio.
From a commercial real estate perspective, this is the part that interests us:
Office buildings aren't competing on square footage alone anymore.
Restaurants, fitness, parking, common areas and the overall experience of coming to work are becoming increasingly important pieces of how older office assets compete for tenants.
Repositioning an existing building doesn't always mean changing its use. Sometimes it means making the existing use more relevant to what today's tenant actually wants.
We'll be watching this one.
