🏡 Another homebuyer saved from unexpected surprises before closing.

During a Pool Inspection with Leak Detection, we found concerning surface cracks, significant leaks in the raised spa, and a leaking pool valve.

Thanks in part to these findings, the buyers and their realtor were able to negotiate $44,000 under the asking price, giving them the budget to renovate the backyard the right way instead of facing costly surprises after closing.

Well... this line of work is never boring. 😅

This job came with an incredible view—and a very big leak.

We got a call from a pool service company we've worked with before that something was amiss. The raised spa was leaking at an alarming rate and we discovered it was draining straight into the pool through connected lines. We're pretty sure an underground valve that once prevented this has failed over time.

You can actually see the spa drawing water in while the pool lets it back out. Definitely not something you see every day! So thanks for giving us a call! 😁💧

We may have found a couple leaks at this one... 👀💧

The homeowner reported losing about 3 inches of water per day. In a pool this size, that's roughly 4,000 gallons of water lost every single day.

We applied a temporary solution to slow the water loss and have a plan in place to address the issues properly. Sometimes a leak is more than just a little extra water on the water bill —it can be thousands of gallons disappearing daily.

Made an interesting little friend today 🐸

This backyard was absolutely gorgeous, but unfortunately the pool had a major leak hiding. After tracking it down, we were able to locate and repair the issue the very same day 💧🔧

Welp… that’s definitely not supposed to happen. 😂

Performed a pressure test on this pool and I think it’s safe to say we found the leak. The skimmer line leading to the equipment appears to have likely been damaged when the newer concrete was poured at some point in the past, by the previous owners of the home. Not the best surprise when you just purchased a new home. Judging by the gurgling water and the hollow sound from beneath the concrete, it’s probably been leaking for quite a while.

Pool leaks aren’t just about losing water — over time they can cause soil erosion, voids under concrete, structural damage, and costly repairs if left unchecked.

Yesterday we inspected a pool that wasn’t losing water… it was gaining it!

After investigating we found standing water along the fence line, likely from a neighboring leak that’s been saturating the soil for a while. It may even be why the deck has started separating from the pool.

The likely culprit? Cracked suction lines pulling groundwater in when the equipment turns on.
Pump kicks on… boom — water gain.

Leak detection is always a puzzle, and this one definitely kept us on our toes.
