Interesting OFF MARKET deal came across my wifes desk. 11 units consisting of an 8 unit apartment building and a tri-plex in Westville NJ. 1.3M You can buy the LLC and keep the existing loan @4 point something percent. The equity buy out would be around 530k OR buy the buildings with a traditional bank loan 20-25% down rate. This is only being offered to those who will continue to use the current property manager. That also happenes to be the same company that manages all of my units and I couldn't be happier with them. Let us know if your interested. Buyer will be responsible for 3% buyers agent commission.
