If you have an extra room, convert it into a bedroom and watch as your home's value rises.

Buyers will pay more for more bedrooms-that's just the rule of real estate.

To be considered a bedroom, the room will generally need to have a closet, enclosed walls with a door and a way to get outside in case of emergency (like a full-size window).

If you already have a room that has a window and a door, you can hire a contractor to add in a closet and bam-you now have another bedroom!

Interest rates should NOT stop you from buying a home in 2023.

In fact, if you want to buy a home, you need to look past interest rates.

The longer you wait to buy a home, the longer you miss out on building equity and appreciation in your property.

Even though interest rates are high now, they will go down and you can refinance down the line.

But you can't go back in time and build appreciation.

To use a cliche, don't lose the forest for the trees when it comes to real estate. Instead, play the long game and pay attention to how your property is an investment for you.
