Buying a house isn’t always as simple as “save a huge down payment and find a house under your budget.”

There are SO many pieces of the process that can completely change what buying looks like for you, seller concessions, builder incentives, down payment assistance, your actual monthly payment… 👀

And this is exactly why I wish more people would talk to a Realtor + lender before deciding they’re “not ready.”

You don’t need to have it all figured out. You don’t need to know exactly what you qualify for. And asking questions does not mean you have to buy a house tomorrow.

Sometimes the first step is literally just figuring out what your options are.

This is why I don’t believe in treating every house or every offer the same.

Recent Tuscaloosa market data shows 61% of sales closed below asking price.

But that doesn’t mean I’d automatically tell a buyer to offer less.

I’m looking at how long that specific house has been sitting, price reductions, comparable sales, previous listing history, competition, condition, and anything else that can give us leverage.

Sometimes the opportunity is price. Sometimes it’s closing costs, repairs, or other terms. And sometimes the numbers tell us not to play around with a house you really want.

That’s the part of buying a house you don’t see on Zillow.

If you’re thinking about buying around Tuscaloosa, send me the house you’re eyeing. I’ll tell you what I’d want to know about it before we ever talked numbers.

Waylon recently started at American Christian Academy, and I wanted to do a little something for the teachers + staff who have been taking such good care of our babies. 🤍

I love any excuse to support a local Tuscaloosa small business, especially when I get to share something this cute and yummy!!

The Historic Waysider is one of those places that just feels like Tuscaloosa. Classic Southern breakfast, meat & three for lunch, walls covered in Alabama football history… and you can even see Bear Bryant’s old breakfast table. 🏈

One of my favorite parts of real estate is getting to drive through neighborhoods all over Tuscaloosa that you might not even know are here 👀

Today’s view: Waterfall in the 35406 🏡

Such a cute neighborhood with a mix of home styles, pretty streets, and definitely one to know if you’re looking in this part of Tuscaloosa.
