I’ve seen situations where buyers qualified for a home, then made a large purchase and suddenly had problems with their loan approval.

Before you finance anything, open a new credit card, or make a major purchase, talk to your lender first.

🏡 Monday Market Update | Tuscaloosa, Alabama

The Tuscaloosa real estate market is staying active as we head into June!

📈 Average home values in Tuscaloosa are sitting around $231,000, up roughly 1.4% from last year. Homes are still moving fairly quickly, with many going under contract in less than a month.

🏠 Inventory has continued to grow compared to previous years, giving buyers more options and a little more negotiating power than we’ve seen recently. Active listings in Tuscaloosa County were up nearly 9% this spring.

⏰ Homes are averaging between 40-50 days on market depending on price range and location, meaning properly priced homes are still attracting attention.

💰 Mortgage rates remain the biggest factor affecting the market, causing some buyers and sellers to move more cautiously. Even with higher rates, demand remains steady throughout West Alabama.

✅ Buyers: More inventory means more opportunities and less competition than the frenzy of previous years.

✅ Sellers: Well-priced homes that show well are still selling, especially in desirable Tuscaloosa neighborhoods.
