Alright friends,
I’m about to say something that might sting a little.
If your house isn’t getting showings, it’s usually not because of the interest rates, the weather, the election, or some secret Zillow conspiracy.
The market is trying to tell you something.
Most of the time, it comes down to two things:
🏡 Price
📸 Marketing
Sometimes it’s one.
Sometimes it’s both.
Here’s the truth nobody likes to hear…
The market doesn’t care what you need to net.
It doesn’t care what you owe.
And it definitely doesn’t care what your neighbor’s brother’s cousin sold theirs for three years ago.
If your agent suggested a price and you chose to list significantly higher, then spent the next month making price reductions, you’ve likely missed the biggest window of opportunity your listing will ever have.
Those first couple of weeks on the market are everything.
That’s when buyers are watching.
That’s when your listing is fresh.
That’s when you have the most leverage.
After that, buyers start asking questions.
“Why hasn’t it sold?”
“What’s wrong with it?”
The market always gives feedback. The hard part is being willing to listen to it.
If you’re thinking about selling, don’t chase the market. Price it right, market it well, and give yourself the best chance to succeed from day one.
