Closed another deal!👍

This hardworking young couple are first time homebuyers and loved the homebuying process as I explained each step.

She is my real estate school student who went through her own experience of buying a home and being involved every step of the way.

I negotiated several items to benefit my buyer after the home inspector flagged things that could be addressed.
1. Upgraded Electrical Panel
2. Upgraded Electrical Outlets throughout the house
3. Brand new Water Heater
4. Window Airconditioner
5. New Wall Heater
6. 13 months Home Warranty
7. Termite repairs done as per inspectors recommendations but we required Tenting to protect my buyers' asset.

Want me to help you, your friends and family? Call me 714.875.6189 I am not just an agent, I am your consultant.

I treat each deal like it's my own and give attention to details.

5 Home Design Trends for 2018
BY Cat Overman, 20 DEC 2017

Thought that all-white kitchen was timeless? Think again.

Home design trends come and go — and in 2018, one look that’s on its way out could actually cause your home to sell for less.

Here’s a look at five design trends you’ll be seeing more of in 2018, and three it’s time to kiss goodbye (especially if one of your New Year’s resolutions is to sell your home).

👉Trending in 2018 Floral prints

Interior design experts predict floral prints in bold, contrasting colors will make a big comeback in 2018, particularly on large billowing fabrics, like drapery, as well as chairs and throw pillows.

👉Statement Floors
Forget statement walls — 2018 will be about statement floors. From bold colored geometric tiles to soft herringbone-style hardwoods, expect to see fab floors everywhere next year, especially in bathrooms and laundry rooms. They’re a great way to make a small room pop, without adding clutter.

👉Light wood cabinets

Homeowners are gravitating toward medium and light wood cabinets, particularly with flat fronts and clean lines. The warmth, texture and natural element wood cabinets add help make the space feel more inviting.

👉Warm neutrals

From warm reds to caramel browns to soft beige, moodier color palettes, both on walls and in artwork, will be popular in 2018.

👉Matte metal hardware

What kind of drawer pulls and light fixtures do you want with those wood cabinets? Matte metal! Homeowners are moving away from shiny silver- or gold-accented kitchen hardware — they can make the space feel cold.

As Realtor you trust, I feel that it is important you understand how tax cut will affect you as a homeowner -

The Senate will soon vote on the Tax Cuts and Jobs Act, tax reform legislation that not only threatens American homeownership by eliminating valuable deductions. But by eliminating the state and local property tax deductions and changes to capital gains exemption will increase tax now and when a home is sold.
It will also cost our children and grandchildren $1.5 trillion in new federal debt.

What Millennials Want in Their New Home

Millennials are late bloomers. They’ve delayed marriage and children and buying a house. So when they do buy, they want a bigger home. Sometimes, they skip that starter home and look for a house that they plan to live in forever.

When they’re ready to buy, millennials are very much like the generations that preceded them — most want to buy a house in the suburbs.

“When they’re younger and renting, the central city is where they want to be. But when it’s time to buy the home, they want to go to the suburbs,” said NAHB's Quint. “They’re interested in park areas and that typically suburban neighborhood.”

Millennials want big homes: 2,375 sq. ft. on average, according to the latest NAHB tracking survey, released in March 2016. By comparison, the average desired home size for all buyers is 2,202 sq. ft. For baby boomers it’s 1,879 sq. ft.

Nearly half (48 percent) of the millennials surveyed said they wanted four bedrooms or more. Only 20 percent of boomers and seniors want that many bedrooms. Millennials also want outdoor spaces — a deck, a patio and a front porch — exterior lighting, a shower and tub in the master bath and hardwood floors on the main floor.

I'm learning about my children's age group to add value for their needs.
