Yes, rambling speech can be a symptom of dementia and that is something that Trump continues to do at each rally.

Early signs
Rambling speech and long-winded anecdotes can be early signs of Alzheimer's disease. Researchers at Massachusetts General Hospital have found that these subtle changes in speech can occur years before a formal diagnosis.

Later stages
In the later stages of dementia, people may have more difficulty communicating with words. They may repeat the same phrase or sound, or say a lot but their words may not make sense.

Other symptoms of dementia include:
Forgetting recent events or information
Misplacing commonly used items
Not knowing the season, year, or month
Having difficulty coming up with the right words
Experiencing a change in mood, behavior, or interests
Agitation and restlessness
Repetitive behavior

So, next time your listen to a Trump speech, see if there are any of these things happening. It is genetic and a family problem.

Did you know that Trump's father was diagnosed with the disease dementia at age 80.
People don't recover from dementia, it only gets worse. Imagine a demented leader in the White House.
Truly Terrifying!
We thought that same of Biden and he stepped down.
Now its time for Trump to step down!

Prior to my Mom's passing, she sat with me and went over clothing, outfits that she wanted me to take home with me when the time came. She knew how much I loved her wardrobe and although we were different in height, some of the items would do me justice. Well, needless to say, I followed my Mom's instructions and prepared my boxes. Although my brother and sister reneged on the estate paying for the shipping, I handled the costs myself. And I am so happy I did, because there isn't a day that goes by where someone does not comment on the outfits I am wearing. This is a constant reminder of my Mom to me as if she was still here. Not only that some of them still have the smell of her lovely perfumes. I have such deep gratitude and am so lucky to have the remembrance of my mom with me daily. Sometimes it is just the little things that matter to you most.

Please note that each State has their own laws in regards to this so you need to check them out. This is a problem that happens in every family usually due to sibling rivalry, greed, or whatever motivates them. Like my cousin said, when there's money involved, the true nature of the your loved ones and/or siblings emerges and it is always shocking.

I too thought my Mom's trust was SOLID and as fair as it could be but I found out that there was a lot of deception happening for years behind the scenes that I was not aware of. Your loved ones/siblings can vote against you and than there are "conflict of interests" and all kinds of inequity. The problem is you are stuck because your are the loner; not included in their decisions or transparency. They are working together against you. So, who would believe you; they have the goods, you just have a piece of paper which isn't working for your team.

Although people say you should never sue your family; sometimes that is the ONLY cause of action you have to possibly get anything.
But it is costly and psychologically demeaning.

Per Florida Law here is what they suggest:
If you suspect your siblings are cheating you out of your trust in Florida, you can take action immediately, as the state has a four-year statute of limitations on inheritance disputes. You can try these steps:
Contact a trust and estate litigation attorney
An attorney can help you review wills and trusts, investigate allegations of fraud, and represent you in court. They can also help you negotiate settlements with other heirs and plan your estate to avoid future disputes.
Request an inventory
Ask the executor, trustee, personal representative, or estate administrator for an accounting of the trust assets or probate estate.
Gather evidence
Keep information about any unusual or suspicious behavior, including dates and times, around the time of the theft.
Consider mediation
If direct communication doesn't resolve the conflict, mediation can help siblings reach an agreement. A neutral third party can facilitate discussions, which is usually less expensive and time-consuming than litigation.
If you suspect your siblings stole property from an irrevocable trust, they may be prosecuted as civil offenders. The courts may remove them from their executor role, force them to pay back the stolen assets, and even pay your legal fees. They may also face criminal prosecution, which could result in jail time, a fine, or both.

The choice is up to you and the road is not an easy one. Hoping this will assist my cousins, friends, etc who may be experiencing the same dilemma. If your parents have a trust, go to you own Lawyer and make sure you understand each and every part of the legal verbiage so there are no surprises down the line.

God Bless!

Why I love ADUs as long as there are enough parking spaces for everyone. Here are five reasons why you should add one to your home.

Adding an accessory dwelling unit to your property has many benefits. Below are our top reasons why you should consider building an ADU on your property.

1. Increase Property Value and Potential Resale Value
2. Private Guest Accommodations
3. Rental Income – Short Term & Long Term
4. Low Cost Housing for Adult Children
5. Separate Space to Work From

Another important reason is that there is the ADU Grant from CalHFA. You can look up your county's 80% AMI and if you qualify the benefits are pretty good as there is a need for more affordable housing. ADUs are an innovative, affordable, effective option for adding much-needed housing in California. CalHFA's ADU Grant Program has already created more housing units in California by providing grants up to $40,000 to reimburse pre-development and non-recurring closing costs associated with the construction of an ADU.

Well, nothing like getting great feedback from all my posts. Here is another "tidbit" of information to assist you when dealing with an estate. Inheriting a property from a loved one can bring with it a lot of complicated emotions and decisions.

Do you keep it in the family or sell it? If you choose the latter, there are a number of factors to consider before moving forward.

If the property is in probate, there will be a legal proceeding to determine how assets of the estate are handled — and that could take a while. If not, you may be able to move forward with listing the home. If listing a home, please contact me at Anvari Realty, regardless what state it is in as I have tons of referrals.

Here is what you need to consider.:

Potential Taxes: When you sell a property, you’ll typically owe capital gains taxes unless you’re immediately reinvesting the money in a similar investment. Depending on the state where you’re located and where the property is, you may also owe estate taxes.

Remaining Loans: Do any loans exist against the property? This might mean traditional mortgage loans, home equity loans, HELOCs or reverse mortgages. Any of these will likely lead to forfeiting a portion of your sale proceeds to a lender.

Belongings in the Home: If your loved one left behind a lot of belongings (and no plan for them), you’ll need to sort out how to handle them. Will you divide them among family members, host an estate sale or donate them to a local charity?

Repairs and Renovations: Take the home’s condition into consideration. If it’s in disrepair or has not been properly maintained, you may need to invest some money in updates before listing it. Consider having a home inspection done to gauge the home’s condition. I always recommend an inspection because it gives the Seller the upper hand in regards to possible problems from the buyer.

Get in touch if you have questions or need help handling a property sale. Anvari Realty is here to assist you in all your real estate needs.

If you are a beneficiary of an estate you should know the following:

Beneficiaries may have rights to information about an estate after a parent's death, depending on the provisions of the parent's will. The personal representative of the estate is responsible for keeping the beneficiary reasonably informed.
This may include:
Informing the beneficiary of what will be distributed
Providing proper accounting in a timely manner
Informing the beneficiary if they are entitled to anything in the estate if the beneficiary doesn't receive the information they need, they may have legal remedies, such as:
Bringing a court proceeding to compel the personal representative to keep them informed
Getting a lawyer to represent them

Beneficiaries may also have the right to review a trust's records, such as bank statements, receipts, and invoices. This transparency can be important for defending their inheritance. If the executor refuses to provide access to financial institution statements, the beneficiary can take legal action to compel them to reveal the requested information.

So, if you aren't getting what you need; seek legal assistance.

A Real Estate Broker negotiates deals, prices, and service inclusions with clients. Closing deals and facilitating any relevant information. Analyzing market data and market trends to identify possibilities. Efficiently processing sales transactions and keeping clients informed.

A broker is a person that facilitates transactions between traders, sellers, or buyers. Think of a broker as a middleman who ensures transactions can run smoothly and that each party has the necessary information. Brokers exist in many industries, including insurance, real estate, finance, and trade.

Specifically, they have to comply with three fiduciary duties: care, obedience and loyalty.

In the words of one court, a real estate broker “owes a fiduciary duty (1) to use reasonable care, skill, and diligence in procuring the greatest advantage to his client, and (2) to act honestly and in good faith, making full disclosures to his client of all material facts affecting his interest.”

So when I ask my siblings to give me full disclosure of all checks and disbursements of the estate for my records, I am acting in the same capacity as I have been trained.

My sister and brother think I am "mental" because I am requesting this information and should trust them. As I said in my prior posts, Trusts is gained by transparency and not lies and deceptions. Therefore, asking for the backup is just a way of testing the trust between us and so far they have failed.

Your Mom dies, shouldn't you get a copy of the Death Certificate, at least from your siblings who filed it? When my husband's mother died, his sister sent us a copy of the Death Certificate as soon as she received it and we forwarded on to the other siblings. In other instances, the municipal registrar would then forward the death certificate to the municipality where the death occurred. The death certificate is also filed with the state office of vital statistics in the state where the death occurred. So in order for me to get a copy I now have to file with the office of vital statistics because my siblings just don't think I need that.

Transparency is the key to honesty and keeps the anxiety away.
What does that constitute, sending out information you have on your Mom's estate and what's happening as we move along.
Calmly answering questions that you need to ask because no one is sharing that information with you, is the key to sanity with your family. But this is not the case with mine; everything is a secret and everything happens behind closed doors. It is so akin to our politics today, why should I expect anything else? It is a sad situation and I hope the ending will be better than the beginning of this very terrible adventure that my siblings have created for me.

My cousin put it bluntly, when money is involved conflict begins.

May God help all of us when even your siblings can't be trusted.

Destination weddings aren't just for those with big money. Destination Weddings can be cheaper than the traditional wedding! 1 in 4 brides have a destination wedding and pay for it themselves! The average cost of a destination wedding is $20,000, which is far less than the national average for traditional weddings. If you're planning a destination wedding, the average percentage of guests who will be unable to attend is about 30-40%, that is of course if you were invited. Typically, a guestlist of 75 to 150 people is considered an "average" wedding size. A good rule of thumb that many wedding professionals agree on is 20% of your invited guests will not be able to attend. So that is why you have you "A", "B" and "C" backups. At all times, Weddings are celebrations of love and commitment. In the end, although 58 percent of couples said they were stressed on the day of the wedding, 90 percent said, despite it all, the good outweighed the bad. Nearly 60 percent said they were able to enjoy their wedding day and 72 percent say it was one of the best days of their life. Everyone's different, but also every wedding is different. For some, a 150k wedding is worth it. For some, a 10k wedding is worth it. For some, no wedding is worth it, and for some, a wedding is worth it no matter the cost.

Everyone's different, but also every wedding is different. For some, a 150k wedding is worth it. For some, a 20k wedding is worth it. For some, no wedding is worth it, and for some, a wedding is worth it no matter the cost.

Just remember that a wedding doesn't have to be big or expensive. It doesn't have to have special venues or flowers or catering. You can get married at a courthouse, or a campsite, or a museum, or a restaurant. The only thing that a wedding NEEDS is you and the person marrying you, and maybe an officiant or witness depending on what kind of wedding you're having. From there you can decide to add what YOU deem is worth it.

The house of the Anvaris congratulate our niece on her marriage to her significant other; may last week's nuptials be the beginning of a long, happy life together.

Is there a remedy for you to recover your stolen estate? Yes. If you suspect a sibling(s) has stolen your inheritance or assets from an estate, you should consider contacting an experienced trust litigation attorney as soon as possible. The attorney can help you understand your legal options, what type of proof you'll need, and may be able to resolve the issue quickly. It's best to act before your sibling has a chance to spend the assets.

Yes, you can sue a sibling who steals your inheritance. However, in our experience, you can often recover your stolen inheritance without resorting to a lawsuit with the help of an experienced probate litigation attorney.

In many cases, a sibling who steals their sibling’s inheritance chooses to voluntarily return it after receiving a demand letter from a lawyer. The California Probate Code allows for victims of inheritance theft to pursue double damages, treble damages, punitive damages, disinheritance of the thief, attorney’s fees, and costs in particularly egregious circumstances, so often a letter that explains the potential consequences will be sufficient to convince your sibling to return your inheritance.

Hopefully that is not the case and there just needs to be more clarification but there are always ways to mitigate issues and resolve problems if all the parties pursue decorum and discuss matters amicably.
