🏡 The #1 question I get from first-time buyers: "How much house can I actually afford?"
Here's the truth — it's not just about what a lender says you're approved for. A lender might approve you for more than what actually fits your life.
Before you fall in love with a listing, start here:
✅ Get pre-approved (not just pre-qualified) — it shows sellers you're serious
✅ Look at your real monthly budget, not just the max loan number
✅ Factor in taxes, insurance, and maintenance — not just the mortgage payment
The goal isn't the biggest house the bank will let you buy. It's the right house for YOUR budget and your life.
Thinking about buying? Send me a message — let's figure out your number together. 💬
