More Homes Hit the Market as Demand Cools
We're seeing a notable shift in the national real estate landscape, with more homes coming onto the market even as buyer demand cools. Over the four weeks ending August 23, new listings in the US inched up by 0.4%, and total homes for sale rose 0.5%—now at their highest point since early Q2. At the same time, pending home sales dipped 1.1% to a six-month low, largely due to high housing costs keeping many would-be buyers on the sidelines, even as more inventory becomes available nationwide. The median home-sale price has risen 1.9% from last year, now above $400K, while average mortgage rates are hovering near 7%, close to a 13-month high.
This combination—rising inventory and softer demand—is creating more buyer-friendly conditions. For those actively searching, there’s now more opportunity to negotiate price cuts or seller concessions in many markets. Homes that have been listed for several weeks are especially offering leverage to buyers, while sellers who price realistically (rather than chasing last year’s values) are reaping the best results. Navigating these changing dynamics takes experience and a clear understanding of the market. Having helped buyers and sellers across Southern California for over two decades, I know how to guide clients through all market turns—whether you’re selling, buying, or facing unique situations like inheritance or divorce. Experience, discretion, and professionalism remain at the heart of every move.
