Mortgage rates: Freddie Mac’s October 8 survey shows a 7.40% average for a 30-year fixed mortgage, up from 7.28% the previous week. The 15-year average is 6.73%. These are national averages; individual quotes vary. Freddie Mac
Local market snapshot: August 2026 is the latest C.A.R. county report I found. These figures cover existing, detached single-family homes.

My take: Prices eased from July but remained above last year in both counties. Riverside’s greater inventory and longer selling time suggest more room for negotiation. Buyers should focus on the complete monthly payment; sellers should price against recent comparable sales.
California insurance watch: The Department of Insurance reported September 18 that State Farm and Allstate filed plans to write new residential policies. That is encouraging, but filings do not guarantee coverage for a particular home. insurance.ca.gov

"Lets Be Brief"Market Update Week Of OCT 5,2026
Let’s Be Brief—SoCal style! I’m Jeff Wermuth, the Wizard of OC Realtor, with your October 5 market update.

The latest published August numbers show Orange County’s median sold price for existing single-family homes at about $1.45 million—up 4.9% from last year. But sales were down 3.4%. Current rate today in California is 7.42 percent 30 year fixed and 6.80 percent for a 15 year fixed subject to change.

Riverside County’s median was about $633,000—up 1.3%, while sales fell 5.9%.

Both counties saw prices ease from July. So we’re seeing fewer transactions, with prices still above last year.

My take? Sellers, price for today’s competition. Buyers, look closely at homes that have been sitting—you may have room to negotiate.

🏡 LET’S BE BRIEF | Orange & Riverside County Real Estate
The latest county sales figures are for August, so here’s what they tell us as we head into fall:
📍 Orange County: The median price for an existing single-family home was $1,452,500, up 4.9% from a year earlier. Available supply measured 3.1 months, and the median time to sell was 27 days. u.car.org
📍 Riverside County: The median was $632,990, up 1.3% year over year. Supply measured 4.0 months, with a median 40 days to sell. u.car.org
💰 Financing watch: Freddie Mac’s 30-year fixed mortgage average reached 7.03% on September 24, up from 6.95% the week before. That makes the monthly payment conversation especially important for buyers right now. Individual loan quotes will vary. freddiemac.com
Three talking points this week:
1. Buyers: Compare the full monthly payment, then look closely at how long a home has been listed before deciding on an offer.
2. Sellers: Price against today’s nearby competition. The county median alone cannot tell you what your home will sell for.
3. Everyone: Orange and Riverside are moving at different speeds—and conditions can vary even more by neighborhood and price range.
