🏡 Twin Falls 83301 Real Estate Market Update | What’s Happening Right Now

The latest numbers just came out on my website, and there’s more to this market than simply looking at the average list price.

Here’s what we’re seeing over the last 30 days:

📍 Average list price: $449,000
💰 37 price reductions: ↑ 184.6%
🏠 278 active listings: ↓ 5.3%
🆕 57 new listings: ↓ 3.8%

So what does that actually mean?

We’re seeing fewer homes coming onto the market, while at the same time, significantly more sellers are adjusting their pricing to attract buyers.

For buyers, that can mean opportunity—but also a reason to pay attention. The right home at the right price can still stand out quickly, while overpriced homes may sit and eventually require a price adjustment.

For sellers, pricing strategy matters. Buyers are watching the market closely, and the data is showing us that simply putting a home on the market and waiting isn’t necessarily the strategy.
