Last year, a lot of people were waiting for the market to change.

And in 2024–2025… it did, just not in the dramatic way headlines love.

Here’s what actually happened in Twin Falls 👇

We saw more homes sell, not fewer.

Over 1,240 single-family homes closed, up from the year before. That tells us one thing clearly: buyers didn’t disappear, they just became more intentional.

Prices didn’t drop… they slowly climbed.

The median home price moved from $365,000 to $375,000, a steady increase that signals stability, not volatility. Sellers are still gaining equity, just without the frenzy.

Homes took a little longer to sell, and that’s not a bad thing.

Days on market stretched to about 66 days, giving buyers time to think and sellers time to position their homes correctly. Strategy started to matter more than speed.

New construction quietly made a strong move.

Sales jumped over 6%, median prices rose more than 6%, and builders saw nearly a 9% increase in total dollar volume. New homes are playing a bigger role in shaping our market and had their biggest year since 2020.

So what’s the real story?

This is a normalized market.
Less chaos.
More balance.
And better decisions on both sides of the transaction.

Five years ago, I met Glenn and Deanne, a wonderful couple who were starting to dream about leaving California. They wanted to find a place where life felt more aligned with their values, a slower pace, beautiful surroundings, and the chance to truly enjoy retirement. Idaho caught their eye, and from that first meeting, I could tell how much this move meant to them.

We stayed connected over the years, and when the time finally felt right this summer, I was so excited to help them take the next step. We spent time together searching while they were here in person, but “the one” just didn’t show up during their trip. It was a little disappointing in the moment, but as so often happens in real estate, the right opportunity came along just after they returned home.
