Today is CLOSING DAY! No one is as excited as I am. Ok fine, maybe my sellers. And I guess the buyers too..

I’m incredibly grateful to my clients, who trusted me throughout the process, and never hesitated to do what was needed. All the moving pieces just fell easily into their place (so many pieces!).

We’ve been besties these last few months, and I’m excited to see where this new chapter takes them ❤️

You don’t need to be a seasoned investor to buy your first rental property. A DSCR loan might be the easiest way to start investing.

Traditional loans look at your job, your income, and your debt. DSCR loans look at one thing: whether the property can pay for itself. That’s why many first‑time investors use DSCR financing to get started. It’s straightforward, scalable, and focused on the deal’s performance.

If you’re ready to take the first step into real estate investing and want clarity on how DSCR loans work, I can help you break down the numbers and build a strategy that fits your long‑term plan. As a seasoned investor myself, I can also help you navigate the waters of your first purchase, and set you up for long-term success.

The best time to buy real estate was 20 years ago. The second best time is now!

This place has a way of surprising you the moment you step inside. Swing by to see it yourself, or bring a friend who isn’t looking to buy but really should be : )
If you know anyone already in the Rupert area, or someone possibly interested in seeing this gorgeous house, please share this flyer or send them my way!

And if you have a slow Sunday with not much to do, take the drive to Rupert and come visit. I’ll be there with snacks and drinks and lively conversation, and the house will NOT disappoint.
Bring all your friends.

Did you know that a "first-time buyer" isn't only a first-time buyer? Anyone that has not owned a home in the last 3 years MAY QUALIFY AS A FIRST-TIME BUYER!

Becoming a homeowner is more achievable than many people think. If you haven’t owned a home in the last 3 years, you may qualify for special programs, lower down payments, and financial assistance.

Here’s what lenders typically look for when determining if you qualify:

1. Steady Income & Employment
Lenders want to see consistent income and a stable job history. This helps them understand your ability to make monthly payments.

2. Credit Health
While some programs have flexible credit requirements, your overall credit profile still matters. Conventional loans no longer require a minimum credit score- lenders now look at your full credit picture.

3. Down Payment Options
Good news: you don’t always need 20%!
Many first‑time buyers qualify for 3%–3.5% down depending on the loan type. Idaho Housing also offers down payment and closing cost assistance to help you get into a home sooner.

4. Manageable Debt
Your debt‑to‑income ratio (DTI) helps lenders determine how much home you can comfortably afford.

Ready to explore your options?
Whether you're just curious or ready to take the next step, I’m here to guide you through the process and connect you with trusted local lenders. Homeownership might be closer than you think!

Thinking about buying a home in the next two years? A solid financial plan makes the process smoother, less stressful, and far more successful. Here’s a simple checklist to help future buyers get prepared:

18–24 Months Out
• Review your credit reports
• Dispute errors and clean up old accounts
• Keep balances low and payments on time
• Start a dedicated home savings fund
• Research loan types and estimate your price range
• Track monthly spending to identify savings opportunities

12–18 Months Out
• Increase monthly savings
• Pay down high‑interest debt
• Build a 3–6 month emergency fund
• Gather key financial documents
• Avoid major purchases
• Research neighborhoods and market trends
• Meet with a lender for a soft pre‑qualification

6–12 Months Out
• Recheck your credit score
• Finalize your down payment goal
• Budget for closing costs and move‑in expenses
• Avoid job changes
• Interview lenders and compare programs (I can help with recommendations!)

3–6 Months Out
• Get officially pre‑approved
• Lock in your budget
• Keep credit stable
• Continue saving
• Start touring homes

0–3 Months Out
• Have all documents ready for underwriting
• Prepare earnest money funds
• Review your full monthly budget
• Stay in close contact with your lender and
agent
