📈 Buyers have more negotiating power than they've had in years
📈 Sellers are still benefiting from significant equity

The difference?

Buyers can breathe again.

You're not competing with 20 offers or making decisions in the middle of the night anymore. You have time to think, ask questions, and make smart decisions.

And for sellers, people are still moving to East Texas because of our affordability, growing economy, and quality of life.

✨ The market isn't broken.
✨ It's becoming balanced.

Let's bust a common myth in real estate:

❌ "Price it high — we can always come down."

I hear this all the time. And I understand the logic. But in practice, this strategy almost always backfires.

One of the biggest mistakes I see sellers make — and it costs them thousands:

Overpricing their home.

I get it. Your home means everything to you. You've made memories there, you've put money into it, and you want to get every dollar you can. That's completely understandable.

But here's what the data shows: overpriced homes don't just sit — they sell for LESS than if they had been priced correctly from day one.

Here's why:

🔹 The first 2 weeks on the market are your most powerful. That's when buyer interest is at its peak. An overpriced home scares away the best buyers right when you need them most.

🔹 The longer a home sits, the more buyers wonder "what's wrong with it?" Days on market becomes a red flag — even if the home is perfectly fine.

🔹 Many price reductions signal desperation. Once you start dropping the price, buyers feel empowered to negotiate even harder. You end up chasing the market instead of leading it.

🔹 Appraised value still matters. Even if a buyer agrees to a high price, the bank's appraiser has the final word. If it doesn't appraise, the deal can fall apart.

The right price from the start creates competition. Competition creates offers. Offers create leverage. Even with slow-moving inventory, it's important to price right from the start.

Pricing your home correctly isn't leaving money on the table — it's the strategy that puts the MOST money in your pocket.
