I work in Austin, TX and in New Hampshire lake communities, and the contrast between these markets right now is striking.

Austin (Central/East Austin focus):

Homes are taking longer to sell

Price reductions are more common

Buyers are cautious and rate-aware

Pricing and strategy matter more than speed

NH Lake Market:

Inventory remains tight, especially waterfront

Well-located lake homes continue to attract strong interest

Many buyers are equity-rich or cash buyers

Lifestyle demand is still supporting pricing

Same interest rate environment. Very different outcomes.

Real estate is local. Buyer motivation matters. Understanding both makes a difference.

People sometimes ask how I manage working in Austin and the northeast.
Here’s the simple answer.
I built my real estate career in Massachusetts and New Hampshire. Years of helping buyers, sellers, downsizers and first-timers figure out big life moves.
A few years ago, life brought me to Austin. I bought property here, built relationships here, and continued doing what I’ve always done, guide people through smart, steady real estate decisions.
Today I’m fully licensed and active in:
• Texas
• Massachusetts
• New Hampshire
I am blessed to spend the cooler weather in Texas and the warmer weather in beautiful New Hampshire. Timing rotates based on my clients needs.
This isn’t random. It’s intentional.
I understand relocation because I’ve lived it. I understand lake life and Austin life. I understand starting over in a new market. And I understand holding onto roots where family and history matter.
