Two Markets. Two Very Different Stories.
I work in Austin, TX and in New Hampshire lake communities, and the contrast between these markets right now is striking.
Austin (Central/East Austin focus):
Homes are taking longer to sell
Price reductions are more common
Buyers are cautious and rate-aware
Pricing and strategy matter more than speed
NH Lake Market:
Inventory remains tight, especially waterfront
Well-located lake homes continue to attract strong interest
Many buyers are equity-rich or cash buyers
Lifestyle demand is still supporting pricing
Same interest rate environment. Very different outcomes.
Real estate is local. Buyer motivation matters. Understanding both makes a difference.
