The latest report from the Northern Virginia Association of Realtors® (NVAR) shows a changing market with more homes available, fewer sales, and continued price growth.

📊 Key September Market Highlights:
• Active listings increased 30.7% year over year.
• Condo and townhome inventory surged 49.7%.
• The median sold price rose 4.2% to $744,950.
• Closed sales declined 7.5%.
• Homes spent an average of 28 days on the market.
• Inventory reached 2.5 months of supply, up 29.5% from last year.

What does this mean for you? Buyers have more homes to consider, particularly condos and townhomes, while home prices continue to rise. However, market conditions vary by property type, price range, and neighborhood.
