Here’s a hot take that is bound to ruffle some feathers…

Realtors are not required to buy or sell real estate. 🫣

Yep. I said it.

And honestly the industry needs to stop acting like that’s not true. Many agents act like not using a Realtor is guaranteed to be a disaster every single time. That simply is not always the case.

You do not legally need me.
You do not have to hire an agent.
You absolutely can do it yourself.

Realtors are not a necessity.
Realtors are a service.
A strategy.
A buffer.
An experienced problem-solver when things go sideways.

But, we are not a requirement.

If you want to FSBO your house, you absolutely can.
If you want to buy direct, you have every right.
If you want to take it all on yourself…I genuinely hope it goes smoothly for you.

But also…don’t confuse “not required” with “not valuable.”

Because when things do get complicated (and they often do 😬), that’s where the right agent earns every dollar of what they’re paid.

The truth is, the best agents aren’t afraid to say you don’t need them. Because we know when you choose us, it’s for a reason.

If you do want guidance, strategy, or someone fighting for you when things get tricky…I’m here. If not? I still hope your deal goes smoothly and you win.

Moving to a North County Beach Town? Here’s what you need to know. The best Italian food is at 2051 Cucina Italiana in Carlsbad. They’re not your typical red sauce joint. The cuisine comes from the best food region in Italy: Emilia Romagna which is where my dad is from (cue nostalgia!).

There are actually a few places that make a legit NY slice of pizza: Giovannis, Brooklyn Boys & East Coast Pizza to name a few. My family likes Corner Pizza (it’s not a NY slice but still delish)!

Best place to go to the beach? Lots of opinions here.
- An overall pick: Swamis in Encinitas. Super pretty and you can walk to services and shops.
- Tidepool pick: Terramar. Make sure it’s a negative low tide and you’re in for a treat.
- Sandy beach: Oceanside Harbor. Huge beach for sports, lounging & more.
- ADA pick: Cardiff has parking right by the sand and close to the action!

The best place to “staycation” is at the The Seabird, Oceanside. Walk to loads of entertainment and dining, plus the beach is right there!

Looking for good gelato? 1022 Cafe & Gelateria is unbeatable after a beach day down by Oceanside Pier. Wanting a sugar free option with a family fun vibe? Head to GelatoLove Carlsbad Village in Carlsbad Village.

Favorite hike is going to be Annie's Canyon. It’s a beautiful, dog-friendly lagoon walk that leads to an other-worldly slot canyon with an exciting climb at the end. Finish it off with some food at Seaside Market or a dip at Cardiff Beach right after!

The best *value* if you want to live near the beach is still probably the South Oceanside neighborhood.

As for parks, there are so many but I’m limiting myself to two! Encinitas Community Park and Olympus Park have something for everyone from toddlers to adults and even dogs.

For locals reading this, any restaurants you absolutely recommend trying? What other activities or suggestions would you have for people moving to the North County Beach Towns?
