Yes, it's hard to have enthusiasm about getting qualified when the interest rates just jumped so high! Even though we are all frustrated, I don't see these rates lasting for as long as in recent past years. Can't wait for things to turnaround and % to gently go back down!

Ginny wanted to share details on the upcoming CalHFA Dream For All Shared Appreciation Loan Program. This is a powerful opportunity for first-time, first-generation homebuyers, and based on prior rounds, funding is expected to run out very quickly. I’ve attached a co-branded flyer for you to share with your customers, and I have highlighted a few key takeaways below.

Program Highlights

Borrowers may borrow up to 20% of the purchase price, not to exceed $150,000, toward down payment and closing costs.
CalHFA anticipates allocating $150–$200 million for this round. (The previous round was fully committed in a little over one week.)
This program will use a randomized selection process to select Dream For All applicants
Buyers must be fully preapproved by a lender
Buyers must register on the CalHFA portal by March 16
The portal opens February 24
Conventional loans only (no FHA/VA/USDA).
Credit, Income & Qualification

First-time homebuyer AND at least one borrower must meet the definition of a first-generation homebuyer required (definition per CalHFA handbook—see definition below).
Maximum income for Mendocino & Lake Counties: $148,000.
Combined Loan-to -value (CLTV) must be between 95% to 105%
Credit score requirements:
680 for borrowers with income greater than 80% of the AMI limit (Area Median Income
660 minimum for borrowers with income less than or equal to 80% of the AMI
(80% AMI for Mendocino & Lake Counties is $75,120)
Maximum DTI:
50% for borrowers with credit scores greater than or equal to 700
45% for borrowers with credit scores credit scores less than 700
Additional Notes

Homebuyer education is required (two approved classes are required).
Interest rates have been published; they are competitive and often at or below market.
This is a shared appreciation loan. For borrowers above 80% AMI the shared appreciation is up to 20% of the home price appreciation. For borrowers with income less than or equal to 80% AMI the shared appreciation is up to 15% of the home price appreciation
Shared appreciation repayment is capped at 2.5x the original Dream For All loan amount.
