okay I have an idea and I need y’all to tell me if you’d actually follow along with this, it came to me mid recording earlier 👀

I want to start a series called How to Buy a Home 101.

And I don’t want to start with “step one: get pre-approved.”

I want to start WAY before that.
Like… you just graduated high school. You have no credit, maybe you have $200 to your name. What should you start doing NOW if owning a home is something you want one day?

But this isn’t just for 18-year-olds. Maybe you’re 27 and made some not-so-great financial decisions in your early 20s. Maybe you’re 35 and rebuilding your credit. Maybe you’re starting over after a divorce. Maybe you’ve rented your entire life and nobody has ever actually explained how buying a house works. Maybe you just decided, “okay. I’m ready to get my life together. Where do I even start?”

That’s who I want this series to be for.
We’d talk about building credit, saving money, car payments, debt, what lenders actually look at, different loan programs, getting pre-approved, finding a house, inspections, appraisals, closing costs… all the way to getting the keys. 🔑🏡

Basically, if I could sit someone down at 18 and teach them everything I wish people understood about preparing to buy a home, this would be it.

And if you’re 28, 38 or 48? You just pick up wherever you are.

🚨 Before you buy NEW CONSTRUCTION… think about the house you may need to sell later.

I’m not against new construction. There are some beautiful homes with GREAT incentives, lower rates, warranties, and opportunities out there right now.

But this week alone, I’ve worked with THREE homeowners who bought new construction less than 4 years ago and are now struggling to even break even when selling. Some may actually have to bring money to closing.

There’s nothing wrong with buying new construction. Just think beyond move-in day. Can you realistically see yourself there for 5+ years?

Buy for today, but think about resale too. 🏡
