One of my favorite shoreline villages in Connecticut. 🌊

Niantic doesn't always get the spotlight the bigger shore towns do, but it's one of my personal favorites. A few reasons why:

Rocky Neck State Park, right in the backyard — one of the best beaches in the state. Sunset walks along the Niantic Bay Boardwalk. A real Main Street with local shops and restaurants, plus the seasonal Between the Bridges scene. Hole in the Wall Beach and the Niantic River for a classic shoreline summer. And easy shoreline rail access if you ever need to get toward New York or Boston.

If you've never spent an evening down there, it's worth the trip.

Here's what actually happens in the 30 days before closing — most buyers have no idea. 🏡

1️⃣ Home Inspection — top to bottom, usually the first 7-10 days
2️⃣ Mortgage Commitment — your lender locks in final approval, 2-3 weeks depending on loan type (the appraisal happens in this window too)
3️⃣ Final Walkthrough — the night before or morning of closing, we walk the home together
4️⃣ Closing Day — sign, fund, and get the keys

If saving up for a down payment or closing costs feels like the hardest part of buying a home, there's a program worth knowing about: Time To Own, through CHFA (Connecticut Housing Finance Authority).

It can provide up to $25,000 toward your down payment and closing costs. It's structured as a 10-year loan, and 10% of what you owe is forgiven for every year you stay in the home — stay the full 10 years, and it's forgiven completely.

It can be used with a typical FHA loan or conventional loan — but there are limits depending on your income and the purchase price.
