Inspecting a home built in 1850 today and came across these incredible original hand-forged nails! Every single one was crafted individually by a blacksmith over 170 years ago. There is something truly special about old houses—the level of craftsmanship, history, and character built into every square inch never gets old. Absolutely love what I do and the history I get to uncover!

Want to know how I know there was a fire?

Crept into the attic during today’s inspection and found structural framing that had been painted white. A quick closer look revealed classic "alligatoring"—that heavy, deep-charred scale pattern—hidden right underneath that fresh coat of paint! Spraying paint over fire damage might hide the color, but it doesn't fix structural integrity or cover up history. Finding what’s tucked away out of sight is exactly why a complete, detailed inspection matters.

Rafter spread is a structural issue where roof weight pushes framing outward, causing bowed walls, sagging rooflines, and cracked drywall.

Catching framing movement early prevents costly structural repairs.
