Now hear me out before you start attacking me on how a house is an “asset”, a one family home that you occupy is not an asset because it produces 0 income for you. Yes I understand how many people say “it’s better than paying rent which is paying someone else’s mortgage” but the end of the day it’s still an expense. The route I recommend is to purchase a multi family(2,3, or 4 family) as your first home. You can live in one unit and collect rents from the other units and those rents can cover or help offset your out of pocket mortgage payments. At this point you now have an asset and then you can use the profits from this asset to help pay for the one family home you wanted.

Due to the current pandemic rent prices have been declining. So for renters this is your time to take advantage and find an apartment in the areas you desire because this drop in pricing might not last long. For landlords this means competition is high you have to make sure your rental unit looks good. Simple things like a fresh coat of paint, updated lighting and if possible laying down new laminate floors go a long way in making your unit more marketable. Also in order not to sit on a vacant property with no income coming in pricing will be key in this current market.
