Good News for FHA Condo Loans

On October 15, new FHA rules went into effect making it easier to purchase condominiums.

According to the National Association of REALTORS® (NAR), the rules include:

Single Unit Approval: Otherwise known as "Spot Loans," this policy allows a buyer to use an FHA loan to purchase a unit in a complex that isn't FHA approved.
Owner-Occupancy Requirements: FHA loans may be used to purchase units in some complexes with owner-occupancy as low as 35%.
Complex Re-Certification: The re-certification period was increased from two to three years.
