Conforming Loan Limits Are Increasing

Conforming Loan Limits for 2026

The Federal Housing Finance Agency (FHFA) has announced that they are raising conforming loan limits for 2026. That means qualified mortgage borrowers will be able to buy or refinance homes for larger loan amounts without requiring non-conforming (aka jumbo) loans.

Conforming loans are popular because they generally offer lower rates, fees, and down payment minimums and more flexible requirements than non-conforming loans. This loan limit increase is good news for homebuyers and homeowners, and the boost to buyers can also benefit sellers.

2026 Baseline Loan Limits (most of the U.S.):

1-unit property: $832,750
2-unit property: $1,066,250
3-unit property: $1,288,800
4-unit property: $1,601,750
2026 High-Cost Area Maximum Loan Limits:

1-unit property: $1,249,125
2-unit property: $1,599,375
3-unit property: $1,933,200
4-unit property: $2,402,625
