The need for a home inspection is so very important! Even on new construction! Multiple issues were found on the roof and these issues would not have been discovered until it was too late and water may be leaking in. We found a nail that was just driven into a shingle, cracked shingles on the ridges and the pressure cap on the plumbing stack still in place. Not saying all home inspectors are perfect and we find every issue under the sun, but it is extremely important, in my personal opinion, do you get your house inspected before you list it.
Unfortunately, during the inspection we find items that could’ve been brought to surface before a potential buyer comes through and makes an offer and then sometimes the deal falls apart due to the severity of these findings. If we did the inspection before the house was listed, it’ll give you the time to get things fixed and ready to go and take all the fear/worry away. 
The unfortunate finding today was live bats in an attic and damaged insulation from all of the droppings. This is going to be a pretty expensive repair. Hopefully the buyer and seller can work through this because the house is amazing but findings like this can be the death of a deal! At no fault of the inspector, it just is what it is.

It was definitely a cold winter! That furnace was working overtime and these air filters were definitely put to the test! Make sure you change it before spring time! 🫣

We are now happy to offer sewer pipe cleaning! This is something that no one thinks about, but just about all of us need! Over all the years of living in a house, flushing the toilets and cooking in the kitchen, the pipes do get built up with grease and debris. This will come through and clean all that out and give you a fresh start to prevent backups!

The video is a look at the equipment and the blue pipe is just showing how dirty it is and then I’ll post another one showing how clean it is.

Now this is a big deal!! The furnace and water heater use this metal flue to remove the carbon monoxide from the house. The flue has come apart in the attic of this multi family attic. The building is older so the firewall between units isn’t enforced as strictly, which I disagree with!! Now all the attic space over all the connected units are exposed to the gas leak. The best thing to do to prevent this from happening is having your heating system serviced annually or have a home inspection performed! Everyone wants to think the home inspector is there to kill a deal, but in reality we are there to protect not only the buyer, but the seller as well.

👀 Definitely make sure the yard is pitched the right direction!! Proper grading is very important. This WILL allow water to get in the basement one way or another and could possibly cause foundation issues over time. Not to mention the floating patio will pull away from the foundation! Even on this new construction home there was active moisture in the basement.

As we are coming to the end of the year, and the weather is about to get cooler, we are going to be spending a lot more time in the house! This would be a great time to test your radon levels to make sure it is a safe level! From now until the end of the year, I will be taking $25 off of the radon test! Radon is a natural occurring gas that has been linked to the second leading cause of lung cancer in non-smokers. It goes completely undetected but can be easily detected with our testing equipment. Even if the levels do come back high, Radon mitigation is relatively affordable and can help remove high levels of radon to a safe livable level.

We have been busy recently!! Just brought on 2 new certified professionals !!
Cody is our in-house radon professional. He has been doing a great job helping our clients. He is a hard working young man and is loving the new career!!
Drew is our new in-house sewer scope technician. He has been working hard and is getting his hands dirty! He has the top of the line equipment to help save our clients big $$$$.
