🎈 Do you look at your kid's playroom and throw up your hands in defeat?

👇 If so, check out these clever hacks that are sure to get the room and your kids organized.

1. Stackable Storage Bins Make Great Lego Storage
To render the device useless, buy some stackable storage bins and teach your kids to sort their Legos by color.

2. Install Shelves On The Walls
Install shelving units along the walls, this will give the kids a place to quickly and easily stash big items that normally spend their time in the middle of the floor.

3. Find Activity Tables With Storage Underneath
If your kids like to draw, paint, color, or are otherwise artsy in some way, make sure they have the space they need to explore their creativity.

4. Shoe Organizers Are More Useful Than You Think
These handy organizers are quite a clever idea when you think outside the box as they can hold almost anything.

5. Got Milk Crates?
Milk crates make great storage containers, but the best part is that your kids can lift and carry them easily thanks to the built-in handles on the sides.

6. Re-purpose Old Plant Hangers
If you have a couple of macramé plant hangers lying around, hang them up in your kids’ playroom to act like a stuffed animal catch-all.

🏠 You need to take care of a few things before you can turn your home into a rental property.

🔑 Here are the steps involved.

Step 1 – If You Have A Mortgage, You May Need To Wait

If you purchase the home and tell your lender that you’re going to live in it and then done, they may foreclose on the home if they find out. Check with your lender to find out if any waiting periods exist before turning your home into a rental.

Step 2 – Find Out If You Qualify For Another Mortgage

It’s important to find out if you qualify for another mortgage or not before converting your primary residence. While the rental income may help you qualify, your lender may not even consider it.

Step 3 – Got An Hoa? Check With Them First

If the home you want to convert to a rental property is governed by a Homeowner’s Association (HOA), you may not be able to convert it. The HOA may have rules against it, so be sure to check with them first.

Step 4 – Update Your Homeowner’s Insurance Policy

If you need to make a claim after you’ve converted your home into a rental property and you haven’t updated your homeowner’s insurance policy to a landlord policy, your claim will probably be denied.

Step 5 – Learn The Tax Laws That Apply To You As A Landlord

While it’s a good idea to hire a tax advisor for your investment property, it’s a good idea to learn the laws yourself so you can make an informed decision as to whether turning your home into a rental is a good idea or not.

Step 6 – Get Yourself And The Home Ready

Take a look around the house and identify any repairs or upgrades that need to be made. Don’t go overboard with the upgrades but keep the property on par with other rentals in the area.

🔍 Are you a new real estate investor?

👍 Here are 5 basic things every real estate investor should know.

1. Local pricing
As an investor, one of the first things you should look at is the current pricing trends in the area.

2. Mortgage pre-approval
The lender locks in an interest rate for you that stays the same regardless of interest rates at the time you actually purchase a home.

3. Developing communities
One way to ensure your success as a real estate investor is to buy properties in up-and-coming neighborhoods. Growing communities experiencing new infrastructures make for great investment opportunities.

4. Low-tax areas
If taxes are higher or are slated to rise in a given area, but a neighboring community has lower taxes, more people will want to buy in the lower tax community.

5. School rankings
Communities with high ranking schools tend to draw parents hoping to enroll their children in quality education. Good investors know that buying in such areas can lead to high profits.

⭐ Carpet is a great floor covering, but it takes a little elbow grease and know-how to keep it looking and smelling great.

👍 Here are a few helpful carpet cleaning tips you need to know if you have carpet in your home.

1. Blot Don’t Rub
Never rub or scrub a stain as it will damage the carpet fibers and encourage the stain to imbed deeper.

2. Remove Blood Stains
Use hydrogen peroxide directly on the remaining stain.

3. Deep Clean Your Carpets
You can hire a professional carpet cleaning service or rent a carpet shampooer from your local hardware store and do it yourself.

4. Clean Stains Organically
If you have pets or young children, you may want to clean carpet stains using organic cleaners rather than chemical ones as they are safer for their health and the environment.

5. Remove Greasy Stains
If the stain you’re trying to remove is a greasy one, try making a solution of water and a few drops of dish soap.

🤑 Sellers aren’t required to stage their homes for sale, much less clean if they don’t want to.

👇 Here are three things you can overlook when browsing homes for sale.

1. Weird Wallpaper And Dirty Carpet
It’s easy and relatively inexpensive to paint and replace the carpet, so if the home you’re looking at has weird wallpaper or dirty carpet, just overlook it. These updates can be completed in less than a week and you can do them before you move into the home.

2. Rooms Used For Something Other Than Their Intended Purpose
Try to ignore how the current owners are using the rooms and envision how you’d use them instead.

3. A Strong Seller Presence
Some homes are simply too personalized for a buyer to fully envision his or her belongings in the home. Either way, if the sellers aren’t willing to compromise, you can use their over-bearing nature to your advantage and possibly get the home for less than the asking price.

🤔 Are you considering real estate investing as a way to increase your wealth?

👇 Here’s the rundown on why you should begin investing now.

1. The Value Of Investing Early
Many real estate investors get an early start knowing the risk can pay off big. Although most 20-year-olds have a lot going on, it’s the perfect time to buy your first investment property. While it can be stressful, all it takes is one small and smart investment to be successful.

2. Securing A Loan In Your 20s
As a young person, it’s likely your credit score will be low thanks to a lack of credit. While this can negatively impact your interest rate, you can rest easy because, in general, interest rates have been low for the last several years anyway.

3. The Bottom Line
Investing in real estate while you’re young gives you many advantages over other people your age. You’ll learn responsibility and patience – both of which will help you in many areas throughout your life. After all, being a real estate investor requires you to make sound financial decisions based on research. Real estate investing is not a get-rich-quick scheme, so being patient is key.

🏢 Commercial leases are anything but straightforward. Here are the four common types.

🌟One or a combination of types may work best for you.

1. THE GROSS LEASE
Often called a full-service lease, the gross lease is a fixed monthly payment that might include the tenant paying utilities as well.

2. THE TRIPLE NET LEASE
Not especially attractive to tenants but highly beneficial to landlords, the triple net lease passes on the majority of expenses to the tenant.

3. THE MODIFIED NET LEASE
This lease is designed to suit both landlord and tenant as needs vary.

4. THE PERCENTAGE LEASE
The percentage lease requires that the tenant pay a base monthly rent payment plus a percentage of the business’s monthly sales volume.

🏠 Not all homes retain their value, which means you need to know how to play up their most attractive features.

📈 Here is a list of some of the universal factors that may increase your home’s value.

1. Location

Being located in a quiet neighborhood or near popular amenities such as restaurants and grocery stores can make a home worth more.

2. A Beautiful View

Can you look out your window and see a beautiful skyline? If so, your home may be worth more. Being able to look out a window and see something lovely calms the nerves, and buyers appreciate that

3. Curb Appeal

If your home looks nice from the outside, it will retain its value better. If you mow your lawn, landscape your yard attractively, and maintain the exterior of your home, it shows you’ve kept the property in good shape.

4. Major Systems

Selling a home with issues is usually the result of neglected maintenance and will subtract from the home’s value.

5. Storage

A home with lots of storage is usually worth more than one that doesn’t have enough.

😮 Do you wish you had more living space in your home?

👇 Here are a few things to consider if that sounds like a good idea.

1. Should You Do Away With Your Car Storage?
If converting the entire garage into something other than a garage sounds drastic to you, perhaps turning just half of it into something else and still having one slot to park a car in makes more sense.

2. The Cost Of Converting A Garage
If you plan to turn it into an apartment, for instance, the cost will be higher because you’ll need to run plumbing and update the electrical.

3. The Condition Of The Garage
Before you can begin any type of conversion, you’ll need to clean out the space and determine the condition of the structure.

4. Permits And Zoning
Zoning laws may prohibit the conversion you desire, so check with your contractor to find out if doing so is even possible.

5. Questions To Ask Yourself
How much will it improve my life?. Should I rent it out once it’s finished?. How will a conversion affect my property value?.
