The market corrected, found its floor, and is growing again — up 6.5% from the 2023 low. This isn’t a bubble. It’s a healthy recovery.

“How long will it take to sell my home?” — one of the first questions I hear from every seller.
Here’s the honest answer for Treasure Valley right now:
⏱️ Average: about 35 days on market (Ada & Canyon County)
But the full picture looks like this:
📦 Prep & staging: 7–14 days
🔑 Active on market: ~35 days median
📝 Under contract to close: 30–45 days
Total: roughly 10–12 weeks from “ready to list” to “keys handed over”
And it varies by price range — homes under $400K can move in 2–3 weeks; $700K+ can take 2–3 months.
The biggest factors? Pricing strategy, condition, and timing. I help my sellers nail all three.
