Our market is still moving along, just not at a high pace. Homes priced correctly still sell in the first couple weeks. Miss the mark and they may be a long time finding a buyer after multiple price adjustments.

Why on earth is this home still on the market? By far the lowest price in the 55+ community, vacant and move-in ready, there's no reason, other than it's long history when it was vacant and too full of personal items. Now it's just $47,500 and waiting for its new owner.

The Douglas County market continues to slow down, but at a very modest pace. Properly priced and marketed homes are still selling in he first few weeks. Notice the minimal spread between average and median sale price; that may be the closest I've seen. Higher priced properties seem to be selling less frequently.
