helping buyers, sellers, and investors make smart real estate decisions in Newport Beach, CDM, Laguna Beach, Laguna Niguel & Dana Point. A little about me...

Professionally: As a seasoned agent, I’m known among my clients and colleagues for my professionalism. As a Certified Negotiation Specialist, I’m an agent with strong negotiating skills. My personable character allows me to build and maintain solid relationships. With most of my business coming from past clients and referrals, I aim to provide the highest quality representation and exceptional customer service that extends beyond the close of escrow. As a former teacher, my philosophy in Real Estate is the same as in the classroom, to educate and act as a facilitator. When you are properly educated, you can make Real Estate decisions that are in the best interest of you and your family, and make the dream of home ownership, a reality. Personally: Born and raised in Southern California, I am true California Girl... minus the blonde hair of course!! I grew up in the Inland Empire and graduated from Alta Loma High School. I graduated from Cal State Long Beach with a Bachelors degree in Economics. Instead, I slowly made my way south with stops in Huntington Beach, Costa Mesa, Laguna Niguel, and currently reside in Newport Beach. I lead an active lifestyle with my family. We enjoy golfing together and making regular trips to the beach. My youngest son is very involved in baseball and, I won't lie, I live vicariously through him! He plays baseball all year around and I am that crazy baseball mom rooting him on in the stands. My dream... I mean his dream is to be a professional baseball player. My oldest son is a professional golfer. Just kidding, although he does look a little like Ricky Fowler! He does golf weekly with his golf club and we are looking forward to his first tournament when I can give the Happy Gilmore crowd a run for their money! I enjoy being active, going to the gym and playing outside. I play fantasy football and poker and I never turn down a chance to take a Vegas road trip. I am not afraid to admit that I am still a bit of a tom-boy, although I have been told that I clean up well.

On Balboa Island, the list price is the most visible number and rarely the most complete one.

Property tax resets on your purchase, so the seller's current bill is not a guide to yours. Supplemental tax bills can arrive months after closing. Part of the island sits in an active underground utility assessment district. Flood designations are mapped parcel by parcel, and standard homeowners policies generally exclude flood. Seawall and bulkhead responsibility depends on the specific frontage.

None of that is a reason to pass on the island. It is a reason to build the cost picture for the exact address before you decide what a home is worth to you.

My newest post walks through each cost and includes a pre-offer checklist you can use before you write an offer.

A seawall on a Laguna Beach oceanfront home is not a guarantee of protection.

In September, heavy surf from the remnants of Hurricane Marie stripped sand from local beaches. The City of Laguna Beach declared a local emergency on September 10, and damaged seawalls along Ocean Way and Lagunita Drive led to six oceanfront homes being yellow-tagged. That doesn't describe every oceanfront property, but it is a clear reminder of what buyers should be asking before they commit.

Before removing contingencies on an oceanfront home, I walk buyers through the property-specific questions:

Who owns and maintains the seawall?

What does its permit history show, and are any conditions recorded against the property?

What does a current engineering evaluation say about its condition?

Could it be repaired or replaced later, and which agencies would have to approve that?

What can you actually get for insurance, including flood coverage? Homeowners policies generally exclude flood damage.

The view and the comparable sales come after that list, not before it. A coastal engineer, geotechnical engineer, land use attorney, and insurance broker each answer part of the picture. My role is to help you build the list and manage the timing inside your contract.

The full due diligence breakdown is in my latest post.

Should you waive the inspection to win a bidding war in Corona del Mar? Not automatically.

Waiving the inspection contingency can make an offer stand out when a seller is comparing several bids. A cleaner offer with fewer conditions can be easier to say yes to than a higher price with more strings attached. But it also means giving up your right to renegotiate or walk away over what the inspection finds. If something significant turns up after closing, like an aging roof, foundation movement, or older plumbing, it is yours.

Corona del Mar's numbers show why buyers feel the pressure. Active inventory ticked up from 60 homes on August 31 to 66 on September 14, while the active median price moved from $5,697,500 to $6,795,000.

The good news is there is usually a middle ground. Shortening the inspection period to a few days, limiting your objections to health-and-safety issues, or capping what you will ask the seller for can all strengthen an offer without dropping every protection at once. In a true multiple-offer situation there often is not time for a pre-inspection, so shortening the timeline is the tool I reach for first.

The age and documented history of the specific home should weigh on this decision more than how many other buyers are circling it.

I break down the tradeoffs, the earnest money limit in California, and how to judge whether a property is worth the risk in my latest post.

The Newport Beach Christmas Boat Parade is one of the most beloved traditions in Coastal Orange County. But does owning a home along the route actually add value?

Not on its own. Homes along the parade route are waterfront homes, and waterfront in Newport Harbor already carries a significant premium. The parade is a wonderful five nights a year to live there, but it isn't typically priced in as a separate line item. Newport Beach's active waterfront-adjacent inventory carried a median price of $4,995,000 as of September 14, 2026, and that premium exists with or without the parade.

What it does add is a real lifestyle perk: a front-row view from your own dock or patio. It also brings heavier boat traffic, street crowds, and noise that carries over the water. Both sides are worth knowing before you buy.

When a buyer tells me the parade matters to them, I walk them through the harbor stretch by stretch. Sightlines and dock access vary even between neighboring properties, so a home two docks down from a great view is not the same as a home with an unobstructed one.

I cover the neighborhoods on the route, the questions to ask before you assume you have parade views, and whether it belongs in an offer in my latest post.

Getting more than one offer on your Laguna Beach home doesn't automatically mean a bidding war. And right now, multiple offers aren't a given.

Laguna Beach's numbers shifted between August 31 and September 14. Average days on market went from 69 to 110. The average sold-to-list ratio slipped from 97.1% to 95.8%. A well-priced, well-presented home can still draw competing offers, but sellers shouldn't count on it by default.

When multiple offers do come in, the highest price isn't always the best offer. I walk sellers through the full picture: how strong the financing is, how many contingencies the buyer wants to keep, the size of the deposit, and whether the closing date actually works for them. A slightly lower offer with a clean, certain path to closing can beat a bigger number attached to a shaky loan.

And once you accept an offer, don't forget about the others. If your buyer's financing or inspection falls through, knowing who else was seriously interested can save you real time.

The Fed raised rates on September 16. Mortgage rates in Coastal Orange County barely moved.

The 30-year rate I track was 7.17% on September 14, two days before the announcement. By September 21 it was 7.19%. The hike was widely expected, so the bond market had already priced it in. Your mortgage rate follows the 10-year Treasury yield, not the Fed's overnight rate.

What the local numbers do show is a split by price point. Over the last 30 days, cash made up 75.0% of sales in Corona del Mar, 68.7% in Newport Beach, 64.5% in Dana Point, and 63.6% in Laguna Beach. Laguna Niguel came in at 34.6%, and its new pending sales dropped from 32 to 20 between August 31 and September 21.

When most buyers aren't financing, a rate headline doesn't change much. Where buyers rely on a loan, it shows up fast.

If you're financing a purchase, I tell every buyer the same thing: get a current quote from your lender instead of trying to time the next Fed meeting. And if the home you want isn't in a bidding situation, ask for a seller credit toward a rate buydown.

I break down the full five-market data in my latest post.

Buying in Newport Beach or Laguna Beach with an eye toward short-term rental flexibility someday? Owning the home isn't the same as getting a permit.

Both cities allow short-term rentals, but both cap how many permits exist. Newport Beach maxes out at 1,475 active permits citywide, and the waitlist for eligible addresses is already 817 deep. Laguna Beach caps commercial short-term permits at just 300 citywide, and limits any single building to converting no more than 20% of its units, with buildings of five units or fewer capped at just one rental.

Permits can transfer with a sale in some cases, but the address still has to qualify, and the rules change street to street depending on zoning. I've walked buyers most of the way through escrow before they realized the permit picture on a specific home wasn't what they expected.

If short-term flexibility is part of why you're considering a purchase, it's worth confirming the zoning and permit availability before you write an offer, not after you close.

Mortgage rates jumped to 7.17% this week, the highest Coastal Orange County has seen in over a year, and it happened before the Fed even made its decision.

Here's what surprised me: homes across Newport Beach, Corona del Mar, Laguna Beach, Laguna Niguel, and Dana Point went into escrow faster than they did two weeks ago, up from 100 to 115 in just two weeks. But they're taking longer to get there. Average days on market rose in every single one of our five markets, Laguna Beach saw the biggest jump, from 67 to 110 days.

My read: this isn't a market slowing down, it's a market adjusting its pace. Sellers, price realistically from day one and expect a longer runway to close. Buyers, don't let this week's headline rate keep you on the sidelines, homes are still moving, just with less urgency working against you.

What I'm watching next week: whether this rate jump starts pulling buyers out of escrow entirely, or just slowing them down. That's the real signal, not the headline number.

If you want to talk through what this means for your specific street or price point, I'm happy to walk through it with you.

This Wednesday, the Fed makes its next rate call, and this time a hike is genuinely on the table, not just a hold.

Here's the part most people miss: mortgage rates don't actually track the Fed Funds Rate, they track the 10-year Treasury. And they've already jumped from 6.78% last week to 7.22% today, before the Fed has said a word.

Meanwhile, Coastal Orange County isn't slowing down. Inventory peaked at 785 homes the week of July 27 and has dropped to 686 today, while buyer demand has held steady for six weeks straight. Cash sales regularly make up just over half of what sells here, so this market doesn't move the way the broader Orange County market does.

If you're ready to buy, don't let one Wednesday afternoon talk you out of it. Talk to your lender about your options, including a seller-paid rate buydown credit, today.

A Torrance HOA just hit its owners with a $49,000-per-unit special assessment. Roughly $19 million total, for a podium rebuild, re-piping, and elevator repairs the building had put off for years.

I wrote about this one because Coastal Orange County has plenty of condo buildings from the same era, with the same big-ticket systems: roofs, plumbing risers, elevators. And the warning signs are almost always visible long before a bill like this shows up.

The clearest one: the gap between what a reserve study says a building needs to be setting aside each year, and what the HOA is actually budgeting and contributing. When that gap sits there for years, projects get pushed further out until the deferred cost eventually lands on owners all at once.

A few things worth knowing if you're buying, or already own, a condo here. HOA financial documents aren't available before you make an offer, they're ordered once escrow opens, so use that contingency window well. A reserve balance that looks healthy in dollars can still be badly underfunded relative to what the building needs, the percent-funded figure matters more than the raw number. And board meeting minutes cover the past 12 months, which can show you whether a major project is being actively discussed or quietly deferred again.

I regularly review HOA financials for clients, and for people who just call with questions about their own building. If you want a second set of eyes on yours, or you're evaluating a condo purchase in Coastal Orange County, I'm happy to help.
