On this day 17 years ago at approximately 2:10 pm, I became a mother to this sweetheart. This young lady is the epitome of beautiful inside and out. She humble, sweeet, respectful lil lady with a heart of gold. She is considerate to everyone and their situations. I thank God for the 17 years he has allowed her to see but most of all for the 17 years he has allowed me to be in Awh of her. She has a heart for Gods people abs I could not have prayed for a better child. On today I ask if you see her shout her out. If you don’t I invite you to wish my first baby girl Happy 17th Birthday Leilani Ky. My God bless you to see many more!!!! Keeping standing out baby God didn’t design you to fit in!!!

I’ve been teaching my clients this for years. Most are hooked on wanting a house.
Why do you do this first?
Glad you asked, because if you buy your house first you multi family property is an investment property and requires 20% down.
Where as if you get the multi family property first (up to 4 units) using FHA you put 3.5% down live there a year. In a year later you streamline the loan then use another FHA loan to purchase another multi family unit, or your house.
Let your 1st multi family unit pay for itself and the second.
