Apparently the housing market is crashing, nobody is buying, sellers are desperate, buyers have all the power, rates are definitely about to drop AND Zillow knows exactly what your house is worth.

Busy week for real estate.

Here’s the problem with real estate headlines:
They have to talk about THE housing market.
But there really isn’t just one.

What I’m seeing can change from one neighborhood to the next, and sometimes from one house to the house three doors down.

Some homes are sitting.
Some are selling immediately.
Some buyers have serious negotiating power.
Others are competing.
Some sellers should absolutely wait.
Others have a really good opportunity right now.

Which brings me to my actual hot take:

Context > Headlines.

I don’t care whether the internet says it’s a “good” or “bad” time to move.
I care about your house, your finances, your timeline and your goals.
Because that's the market we actually need to figure out.

Fall in San Tan Valley looks a little different. 🌵🍂

We may not have changing leaves or true sweater weather quite yet…but we DO have cooler mornings, desert sunsets, hiking season, pumpkin patches, patio dinners and the glorious return of actually wanting to be outside. 😂

“We want to move…we’re just waiting for rates to come down.”
And they might. But they also might not happen on the timeline you’re planning around.

Meanwhile, home prices can change. Inventory can change. Competition can change. And another year can pass while you're still living in a home that no longer works for you.

This is NOT me saying “buy now and refinance later.” A refinance is never guaranteed.

San Tan Valley, Arizona officially became an incorporated town, but what does that actually mean for homeowners, future residents and the community?

I broke down the biggest changes since San Tan Valley became a town, including local government, zoning and development, roads and infrastructure, future businesses, HOAs, school districts and what incorporation could mean for San Tan Valley real estate and home values over time.

October is when San Tan Valley gets GOOD again.

The mornings cool down. Hiking season comes back. Patios become usable. The kids willingly go outside. And suddenly we all remember exactly why we put up with an Arizona summer.

Fall looks a little different in the desert, less changing leaves, more golden mountains, ridiculous sunsets and finally saying, “Can we sit outside?”

This is San Tan Valley season.

Parents, I need to know where you stand on this one.

Would you rather have one LONG summer break ☀️
OR
shorten summer and give the kids longer Fall, Winter + Spring Breaks? 🍂❄️🌷

I am one of those parents who complains about school starting in July, but longer breaks may be worth it! Especially when there are things we can actually do during those breaks.

A: Protect summer break at all costs.
B: Give me longer breaks throughout the year.

They don’t answer their phone.
They never tell you “no.”
They tell you what you want to hear instead of what you need to hear.
And somehow, everything is always “no big deal.” 👀

Listen, I love a good time. But your real estate transaction is not where we’re going to ✨wing it✨.

A good agent isn’t just there to unlock doors and write offers. They should communicate, advocate for you, know their stuff, tell you the truth (even when it’s not the fun answer), and take your money and investment seriously.

You can hire your cousin’s neighbor’s friend who “does real estate on the side”...
