Here’s what May 2026 is telling us:

🏠 New Listings: 1,133
⬇️ Down 11.62% compared to May 2025

🔑 Homes Sold: 846
⬇️ Down 5.16% compared to May 2025

💰 Median Sale Price: $365,000
⬆️ Up 3.69% compared to May 2025

And mortgage rates are still sitting in the mid-6% range, with the 30-year conventional rate around 6.48% as of June 4, 2026.

So what does this actually mean?

For buyers, there are still opportunities, but you need to be strategic. More choices do not automatically mean better deals unless you know where to negotiate.
