Another one sold! This is in Pontiac and like so many from this summer it comes with a story. The initial full asking offer came within days of listing and put it under contract. We didn’t have to worry about countering the below asking offer because of this one. But after almost 2 months, the buyer could not qualify for their MSHDA backed loan. So back on market we went. Again, a couple offers were received and a couple people that opted to not offer since we already had one to consider. This time it was an all cash offer that closed within less than a week. For convenience we took a couple thousand less than asking. I wish we would’ve closed sooner but I’m happy for both my seller and the buyer. Congratulations to all.

Just sold! Full Asking!!!

The opening weekend and first open house was relatively successful and drove a full priced offer. Unfortunately, the first buyer had a problem securing their financing and we were forced to go back on market. Within a few days, our second buyer and second offer came to the table.

Jennifer was an awesome realtor to work with throughout the process. We had hurdles with the buyer’s lender as they were looking at this house as a condo. Eventually it was classified properly and we were on to scheduling closing.

Congratulations to my sellers who are living up north and figuring out if they want to be snow birds, full time residents down south or possibly just stay full time up north.

Finally closed! This home definitely comes with some stories and since we were a part of its renovation a different story will come later this week. Today is about providing a buyer a first home. We ran into some issues with DPA, lack of communication and the need for more than one appraisal due to guidelines but we kept working hard and finally got to closing. Congratulations to the buyer who looked at a lot of houses and selected this one to call home!

Happy Closing to my Seller!

I’ve worked with this client in the past. I helped them sell a property in New Hudson and in some ways helped them buy one in the area too. That’s a story for another time. They bought this house from their father/In-Law a few years back to help him with affordability as his health declined. Eventually it became that time that dad was no longer in the home and therefore time to sell. I trusted they would redo things professionally and they trusted I would list, market and sell professionally and now we have a happy seller and happy buyer. Congratulations to everybody involved!

A successful sale that ended up being a lot harder than it should have. If you follow me you know I give an honest review after closings. Most are overly positive but this one will has some negatives thrown in too.

We had a few showings and a successful Sunday afternoon open house the weekend this condo went on market. The open house produced 2 offers on Tuesday and we selected the one we thought was best. For various reasons, I can’t publicly disclose everything that went down. However, after some time we allowed that buyer out of the contract and had to re-stage, re-photograph, re-advertise and re-list the property.

After a few weeks of being back on market and a couple of decent turnouts for an open house but not any serious buyers at the time, we received an offer. Chris Lotz was amazing to work with and made the second time around as smooth as we felt the first time was going to be. It wasn’t without some bumps in the road but congratulations to both my seller and Chris’s buyer on a successful transaction.

Sold with 6 total offers. 2 before the open house and 4 more after the open house. We had 3 very competitive offers all around the exact same price, closing and other terms. Sold for $30,000 over asking!
