Heather Nelsen - Realtor Simplifying the sophisticated. Leveraging deep operational roots to deliver a high-touch, stress-free moving experience at SimpliHom.

Backed by a strong foundation of local expertise, let’s write your next real estate success story. ✨ With a strong foundation in real estate operations and a heart for helping others, I bring a unique blend of experience and care to every client I serve. Before becoming a licensed Realtor, I spent two years supporting agents behind the scenes at eXp Realty, followed by working as an admin for a to

p-producing agent at Keller Williams Bluegrass. These roles gave me an in-depth understanding of the real estate process, contract-to-close systems, and what it takes to deliver a smooth, successful transaction. Now, as a individual agent at Keller Williams Legacy, I’m proud to offer that same behind-the-scenes knowledge—along with the personal attention and guidance my clients deserve. Whether you're buying your first home, upgrading, downsizing, or investing, I’m here to advocate for you and make the process simple and stress-free. Outside of work, I love spending time with my husband and our two dogs, serving in my church community, and connecting with people from all walks of life. Real estate isn’t just about houses—it’s about people and their stories. I’d be honored to be part of yours.

It’s been nearly two years since Buyer Representation Agreements became part of the home-buying process and I’m still getting asked:

“Why do I have to sign an agreement before you can show me a house?”

It’s a fair question, especially if you haven’t purchased a home recently or you’re buying for the first time. So let’s make it simple.

A Buyer Representation Agreement establishes the relationship between you and your agent. It puts in writing who represents you, what your agent will do for you, and how your agent will be compensated.

🔑 Representation — It establishes that your agent is working for YOU and representing your interests.

💬 Expectations — It clearly explains what you can expect from your agent throughout the buying process.

💰 Compensation — It explains how your agent will be paid and whether you could have any financial responsibility, so there are no surprises later.

🤝 Protection & Advocacy — Your agent is there to help you evaluate properties, understand the market, negotiate on your behalf, navigate inspections and contingencies, and guide you through the transaction all the way to closing.

And one of the biggest misconceptions:

Signing a Buyer Representation Agreement does NOT mean you are agreeing to buy a home.

You’re simply agreeing to the terms of how you and your agent will work together.

Ultimately, the agreement creates clarity, transparency and protection for you as the buyer and makes sure you know exactly who is representing your interests before you start touring homes. 🏡🔑
