Scottsdale’s year-to-date median price for a single-family home is sitting around $1.3M, but that number only tells part of the story.

We’re seeing more homes come onto the market this fall, which means buyers have more to compare before making an offer. For sellers, I think that makes the first few weeks on the market especially important. Buyers can tell pretty quickly when a home is priced above the competition.

If you’re planning a move this fall, give me a call. We can look at the recent sales and current competition in your neighborhood before you make any decisions.

For me, it’s always timeless over trendy when it comes to fall 🤎🎃

I’ve never thought you need to redecorate a home just because the season changes completely. For fall, I’d rather bring out a heavier throw, change a few pillows, add some branches from the yard, and use the lamps a little more in the evening.

The best part is, none of it has to scream “fall.” If you choose things you’d happily keep out beyond the season, the house still feels like your home.

There's a pretty exciting change coming to McCormick Ranch! 🌵

The Lakefront at Scottsdale is transforming the former Forever Corporate Plaza at 7501 E. McCormick Parkway, a building that's been part of the neighborhood since 1978.

What I find especially interesting is that they're keeping much of the existing structure and opening up the waterfront for everyone to enjoy. Plans include lakeside restaurant patios, a public promenade, boutique retail, modern office spaces, and even a small marina with Duffy boat rentals.

La La Land Kind Café, V Modern Italian, and SUSHISAMBA are among the restaurant concepts announced so far, with the first openings targeted for late 2027.

For those living in McCormick Ranch and nearby Gainey Ranch, I think this is going to be a wonderful addition to the neighborhood. I'm especially looking forward to seeing how they incorporate the original architecture into the new design!

Is October really the best time to buy a home in Scottsdale? I wouldn’t choose a home based on the calendar, but I do think this time of year can be interesting for buyers 🍂

More inventory starts coming onto the market in the fall, and we’re not yet in the spring rush when there tend to be more buyers out looking. That combination can give you more time to look at your options and, depending on the property, a better opportunity to negotiate.

I’d pay particular attention to homes that have been on the market through the summer. By October, we know how buyers have responded to the price, and that can give us useful information when deciding what to offer.

There may not be one “best” month to buy in Scottsdale, but there are certainly times when the circumstances can work more in a buyer’s favor. If you’re looking right now, give me a call and I’ll tell you what I’m seeing.

Privacy is something buyers are paying much more attention to, and it’s one of the things I’m always looking at when we tour a home.

I pay close attention to the things that aren’t easy to change later. You can replace countertops, flooring, or fixtures, but moving a house farther away from the neighbor or waiting 15 years for mature trees is another story.

When you’re buying a luxury home, privacy matters more than you might think, and those details are worth looking at just as closely as the finishes 🤍

Spanish-inspired homes work really well in Scottsdale, but when I walk through one, I’m paying attention to which details are part of the home’s character.

Plaster walls, natural stone, exposed beams, iron doors, and mature materials aren’t necessarily things I’d rush to replace just because they aren’t brand new. In the right home, they’re often what gives the property its warmth and makes the architecture feel authentic.

That’s something I think about with sellers, too. Updating a home for the market doesn’t always mean making everything newer. Sometimes the better decision is knowing what to leave alone, what’s worth restoring, and where a more modern update will actually improve the home.

For buyers, I’d look beyond whether a finish is perfectly pristine. Natural stone will have variation. Wood will age. Plaster won’t look perfectly uniform. Those qualities can be part of what makes a well-designed Spanish-inspired home so beautiful.

There are 106 more homes for sale in Scottsdale than there were last month, and that’s the change I find most interesting.

The median list price has barely moved, and homes are still sitting at a median of 77 days, so we haven’t seen a dramatic change in the market overall. What has changed is the amount of choice buyers have.

If I were selling right now, that’s something I’d be very aware of. Buyers can see more homes in the same price range and make direct comparisons, which makes getting the price right from the beginning even more important.

And if you’re buying, more inventory gives us more to work with. Give me a call if you want to know what I’m seeing in your part of Scottsdale 🏡

Scottsdale is doing something a little different as we head into October. While 15 of the 18 cities tracked across the Valley cooled or stayed flat over the summer, Scottsdale’s market index strengthened by 6%.

That’s good news for sellers, but I wouldn’t take it as a sign that pricing matters any less. Buyers have plenty of information at their fingertips right now, and they’re paying attention when a home feels overpriced for its condition, location, or finishes.

Buyers shouldn’t be discouraged by the stronger Scottsdale numbers either. I’m still looking closely at how long a property has been on the market, whether the price has already been adjusted, and where there may be room to negotiate beyond the purchase price.

This is why I always say the Scottsdale market can’t be summed up by one headline or one number. What’s happening with a home in DC Ranch can look very different from what’s happening in another part of Scottsdale.

If you want to know what I’m seeing in your neighborhood, give me a call.

If you’ve been waiting for the Phoenix market to slow down a little before buying, this is the time of year I’d start paying attention 🔑

Nearly half of the active listings in Maricopa County have now been sitting for more than 60 days. That gives us a very different conversation with a seller than we might have had earlier in the year, especially when it comes to price, repairs, or closing costs.

October and November also tend to bring less buyer competition, so there can be some good opportunities for buyers who are ready to make a move before the winter season picks up.

If you want to know what I’m seeing in your price range, give me a call.
