💰 What 7.40% looks like on real North County price points (20% down, 30-yr fixed, principal + interest only):

• $600K → ~$3,323/mo (about $352 more than at last year’s 6.30%)
• $800K → ~$4,431/mo (about $470 more)
• $1M → ~$5,539/mo (about $587 more)
The Fed meets Oct 27–28. Nobody can call the next move, so plan around today’s number.

Ways buyers are offsetting it: seller credits, rate buydowns, and shopping multiple lenders. Your lender can tell you what fits your numbers.

🏡 Mortgage rates just hit 7.4%. Does it change your selling plan?
Here's what San Diego County's latest numbers say.

What changed:

- The 30-year rate is 7.40% (Freddie Mac, Oct 😎, up from 6.30% a year ago
- Contracts written are down 11% from last September
- 42% of active listings are priced below where they started

What didn't:

- Homes are going pending in a median of 23 days, faster than the 29 days a year ago
- The typical sale closed at 99.5% of list price
- Median sale price is $880K, up 0.6% year over year
- Supply is about 3 months

The takeaway: Buyers are fewer and pickier, but the ones writing offers are serious. Homes priced for today's market still move. When a listing does cut, the median cut is under 5%.

Thinking about a fall or early-2027 listing?

I'll walk you through your numbers, no pressure.

📊 North County Real Estate — October 2026

The rate picture changed in September: the Fed raised rates on Sept 16, and the 30-year fixed averaged 7.03% on Sept 24 (Freddie Mac) — the highest since January 2025, up from 6.30% a year ago.

Here's what hasn't changed:
🏡 San Diego County's median sale price hit $961,781 in August (+5.7% YoY)
⏱️ The typical home went pending in 28 days
📉 Supply is tight — about 3 months countywide, roughly 2 in Oceanside
🔁 Pending sales are down 13% year over year: fewer buyers, not no buyers

Translation: higher rates are thinning the buyer pool, but well-priced homes are still moving. Pricing accuracy matters more than it did in spring.

His previous agent ghosted him so he hired me.

Open house Friday. Multiple offers by Tuesday. Under contract Wednesday.

But the timeline isn't the story. Midway through the sale, his family was hit with an emergency while preparing to move to Florida. Being their agent wasn't enough. They needed someone to show up, so I did.

We closed, and he made the move.

That's the standard I hold in Rancho Del Oro and across North County. The sale matters, but so does the person behind it.

If you want an agent who shows up for YOU, not just for the sale, DM me "SHOW UP" and I'll reach out.

✈️ The MCAS Miramar Air Show returns Sept 25–27 — the largest military air show in the country.

Static displays, aerobatic teams, and the kind of flyover that has half of San Diego looking up at once. Free to attend, and a fun one if you've got family in town or kids who love anything with an engine.

📍 MCAS Miramar
🗓️ Fri–Sun, Sept 25–27 (gates open at 8:00 AM daily)

🍁 5 reasons fall might be my favorite season in North County:

1️⃣ The crowds thin out — beaches, trails, and restaurants get their breathing room back
2️⃣ Weather stays close to perfect — 70s and sun, without the summer tourist traffic
3️⃣ Local events shift into a quieter, more community-feel gear — fewer festivals, more neighborhood ones
4️⃣ Farmers markets hit their stride with fall produce
5️⃣ Real estate slows down just enough that buyers and sellers can actually think clearly instead of racing the clock

If you're on the fence about North County living, fall is the season that sells it best — no rush, just the place at its most livable.

Oceanside has layers most people never see. 🌊

Everyone knows the Pier — but head a few minutes inland and you'll find neighborhoods like Rancho Del Oro: longtime homeowners, close to Frontwave Sports Arena, that classic North County feel.

Just closed a listing here in under a week. 🔑

Whether you're buying or selling in Oceanside or anywhere in North County — I live here, I work here, I know this market.

🤔 Thinking about listing this fall? 🍂 Here's what actually shifts once Labor Day passes.

Fewer buyers, but higher intent: Casual lookers drop off. The buyers still shopping in September and October are usually relocating for work, closing out a life change, or working against a year-end deadline.

Faster decisions: Serious fall buyers move quicker once they find the right home — less "let's think about it," more "let's write an offer."

More negotiating room on your side too: With less competition from other new listings, a well-priced fall listing can stand out instead of getting lost in a flood of inventory.

The trade-off: You need to be priced right from day one. Fall buyers do their homework, and an overpriced listing sits longer this time of year than it would in summer.

If you're weighing a fall listing, I'm happy to walk through your specific numbers — no pressure, just a real conversation.

Bodybuilding taught me discipline is a daily choice. I still make that choice — for every client, every deal, every day. 💪

You've built a career, a family, a life. Now you're thinking about what's next.

I've called North County home for almost 10 years — Oceanside, Carlsbad, Vista, San Marcos, Encinitas. I know this market inside and out.

Whatever's next for you, I'll bring the same discipline that got me here.

👇 DM "DISCIPLINE" and let's talk.

At one point there was no other feeling like helping people achieve their fitness goals.

Now I experience that same feeling when partnering with people to help them buy or sell their home!
